The guest has access to the entire home except for the owner’s closet. Guests can also enjoy all amenities in the garage, including a game room, gym, and theater room. Additionally, guests have access to the neighboring Bella Vista community pool and hot tub.

• No parties allowed—violations may result in immediate termination of the stay. We aim to maintain a respectful environment for our neighbors.

• Two exterior security cameras are installed: one on the front porch facing the front door and one facing the carport/garage.

• Parking in the driveway for up to 3 vehicles. No street parking allowed. Small bay boat parking is permitted.

• If you're interested in a long-term stay, please reach out to inquire about availability. Winter Texan Rate: November - March 1 at $1,950 monthly plus fees.

• Important Notes for Port Aransas Properties:

Port Aransas is constantly evolving with ongoing construction, building projects, and community improvements. While we can't guarantee a completely quiet stay, these efforts help enhance the area for residents and visitors alike. Additionally, island life comes with seasonal pests like mosquitoes. To help keep them at bay, our properties receive professional pest control treatments every month.



Please be aware that because Port Aransas is a unique coastal community, cable and Wi-Fi connectivity might be unpredictable. Service interruptions will not qualify for any discounts or reimbursements.



GUEST VERIFICATION:

To ensure a smooth and secure stay, we require the primary guest listed on the reservation to complete a simple screening process within 48 hours of booking confirmation. Please note that your reservation is not confirmed until these steps are completed.



Once verified, and prior to check-in, guests will be asked to sign a Rental Agreement that includes:



• Agreeing to our rental terms and conditions.

• Providing a valid government-issued ID and a matching credit card before check-in.

- Paying a non-refundable $60 damage waiver. The damage waiver provides coverage for accidental damage during your stay, as long as it is reported prior to your check-out. This is collected either at the time of payment through the booking platform or afterward, depending on which platform you use to book.

• The damage waiver covers accidental damage that may occur during your stay. To ensure coverage, all damage must be reported promptly while you’re still at the property. We understand there is normal wear and tear, but should anything accidentally break or get stained during your stay, please let us know. Thank you!
