This Pretty Posh Pad will definitely have you seeing life through rose colored glasses! With an abundance of natural light, an outside balcony, and wonderful amenities, enjoy this space with all the comforts and convenience to make for a perfect stay. A blend of pretty things and a serene style will greet you as you step inside.

LIVING AREA:
The unit has a spacious living area with a dining table, comfortable chairs & couch, a smart TV with streaming apps for your viewing pleasure (There is no cable for the TVs just streaming apps), and an electric fireplace to set a mood! Enjoy the warm, lovely, and well designed living area.

ARTIST FEATURE:
-The unit was designed with "love" in mind and has an oversized plush heart that adorns the main wall in the living room.
-Custom designed and hand made by a very talented local designer, Heather Howley, owner of Dying Breed Upholstery LLC.

KITCHEN:
-The kitchen is beautiful with granite countertops, ample cabinets, new stainless steel appliances & all the features you will need to prepare meals.

SLEEPING ARRANGEMENTS:
-The 2nd floor has 2 spacious and stylish ensuite bedrooms which comfortably sleep up to 6 guests.
-Each bedroom is tastefully designed and includes wall mounted smart TV’s and cozy bed linens.

BEDROOM 1- 1 King Sized bed, dresser, closets and a full bath with a tub.
BEDROOM 2- 2 Queen Sized beds, a desk, a closet and a full bath with a stand-up shower.

BALCONY:
-The sliding glass door opens to a small outdoor balcony with a bistro set.

AMENITIES:
The home is also equipped with Wifi, a coffee maker, an iron and ironing board, a hair dryer and much more!

LOCATION:
The unit is in a complex on a beach block directly across from Ocean Resort & Casino and next to The Showboat Hotel. Take a lovely, quick stroll to the boardwalk and beach.

ADDITIONAL NOTES:
-Please note that like many areas of the city, the complex parking lot has the possibility of puddling or flooding when it rains. This factor is out of our control and we suggest parking at Ocean Casino across the street in the event that it becomes problematic.
-The unit has central air, but being it is a 2 floor unit with 2 levels, at times the power of air conditioning may compete with heat rising.
-Please excuse the complex's appearance- it is under new management and the HOA is currently doing renovations and landscaping to maintenance the building and grounds.
-Grills are not permitted to be used on the property as per HOA regulations.
-Please be aware Atlantic City is a multi cultural city style area, and this complex is mostly vacation rentals and working class Atlantic City residents.

ACCESS & ENTRY:
-Guests will have access the entire 2 level unit and the outdoor balcony.
-There are exterior stairs to enter the unit, and a set of interior stairs in the unit to the 2nd floor bedrooms and the bathrooms.
-We ask that you please respect the home and the neighbors.
-Please note that check-out time is promptly at 11:00 AM. Failure to check out by this time may result in a $100 fee per hour. We appreciate your cooperation in ensuring a smooth transition for our next guests. Thank you for your understanding!

KEYLESS ENTRY:
-There is keyless entry. Your host will provide you with the door code approximately one hour prior to check in the day of your trip.

PARKING:
-There is ONE designated parking space for guests to use.
-We will release more information regarding parking with your check-in message.
-Your car WILL be towed if it is not parked in the proper spot, so please be respectful of other's parking spaces.
-Guests are responsible for city street parking compliance; read & follow signage to avoid parking tickets.
-We are not responsible for guest's vehicles.
-For any additional cars, we suggest utilizing self parking garage at Ocean Casino which is right across the street.

MAIL:
-We will not have access to the mailbox, so we advise to either not ship items there or to add "leave at door" to your delivery instructions.
-If there is something of priority that you need shipped please reach out to us directly for alternative options.
-We are not responsible for any items shipped to the property.

ENVIRONMENTAL NOTES:
-Property located in a city environment; potential for noise from cars or foot traffic.

SECURITY:
-The home is protected by exterior ring camera security.

HONESTY & EXPECTATIONS:
At "Pretty Posh Pad", we want our guests to have a clear understanding of the distinctions between vacation rentals and hotels. While we diligently maintain our properties, wear and tear are inherent aspects of vacation rentals. Although we address issues promptly, the high volume of guests may result in occasional delays between stays. Any significant damage or serious concerns are prioritized and resolved before a guest's check-in, provided we are made aware of the issue.

CLEANING:
Our dedicated cleaning team meticulously sanitizes and cleans each home. Unlike standard hotel rooms, homes entail a more detailed cleaning process due to their larger size. Despite our team's efforts to ensure optimal cleanliness, minor oversights may occur. For substantial errors, we are committed to rectifying the situation promptly. While we take pride in our cleaning standards, we ask for understanding that, as in any human endeavor, perfection is not always attainable, especially when minor details have no direct impact on your stay.

HOUSEHOLD ITEMS:
As private residences, it's important to recognize that household items may break or require repairs during your stay. While we understand the inconvenience this may pose to our guests, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues.

RESERVATION/CANCELLATION NOTES:
-If your dates are booked, please ask about our other listings.
-Changing reservation dates or guest quantity may incur additional fees.
-Rates/prices subject to change based on reservation adjustments.
-Guests may request to change booking dates up to 14 days before check-in, subject to availability and possible rate differences. Within 14 days, date changes are not guaranteed and may be treated as a cancellation.
-Cancellation policy WILL apply if reservation is cancelled. Please review before booking.
-Trip Protection suggested for added coverage.
-After booking, guests will receive a secure link to complete a rental agreement and guest verification through our third-party guest portal. This should be completed prior to check-in to avoid delays

OTHER DETAILS:
We are always happy to welcome families! Please note that the property is not childproof, and children must be always supervised by an adult for safety.
-Atlantic City is a barrier island and city style environment; expect possible common sightings of household ants, critters or mice especially during certain times of the years. Properties are not immune to household issues like this and may have evidence of preventative treatments and measures.
-Beaches are free; no tags or passes required. Beach amenities not provided.
-We utilize quilts on most of our beddings for comfort, durability, and sanitary reasons. If extra blankets are needed, let us know before check-in.
-If you are extremely sensitive to smells, please note that odors from food, smoke, or other sources from outside or neighboring units may occasionally be noticeable. If this is a major concern for you, please keep this in mind.
-Atlantic City is an urban environment and, like many cities across the U.S., it can occasionally have a lively or city-like atmosphere. This may include noise from neighbors or occasional police activity in the surrounding areas. It is also a diverse cultural city, with a mix of people, backgrounds, and experiences that make it unique. While this is not uncommon for a city setting, we encourage guests to consider this when booking, especially if you’re seeking a quieter experience.
