The view from the windows (both bedroom and bathroom) was a filthy roof (disposed cables on it), a fire egress/stairs and an exterior wall less then 6 feet away. Pictures will be provided upon request. THIS INFORMATION SHOULD HAVE BEEN PROVIDED AT THE POINT OF RESERVATION. A pillow case was stained (appeared to be blood) and a couple of towels were also stained. The pillow case was changed upon request ...we did not ask to exchange the towels because there were plenty others that appeared clean. We asked for a room upgrade (willing to pay the difference) and were told that no rooms were available because of a wedding that weekend. However, Expedia showed rooms available. Lastly, there was a terrible smell outside so we could not open the windows.

You can’t beat this hotel’s location - right across from a long sandy beachand yet 5 minutes away from downtown Newport! Only thing missing: a few more choices for the continental breakfast :)

We had s great time the staff was helpful the rooms were clean and bed comfortable although the bathroom did not have any hooks to hang towels nor did the bedroom we found that strange, put a couple of hooks on the bathroom door? There was also no shelf or anything in the shower where you could put your shower items they had to go on the floor that was also inconvenient The lack of a restaurant and bar was also a bit inconvenient. They had an adorable bar/restaurant looking out on the water and it was closed down indefinately. On a positive note their bike rentals were excellent brand new baskets locks helmets, Everything was really great. We rode them all day long ......... and the other positive where the bed's, very comfortable as I said, the staff was professional and helpful, but I will say there was one young man Who had a little bit of an attitude, didn't want me asking too many questions It seemed and scolded me inappropriately. He should never be speaking to a customer that way ...he was very good at his job, but he needs to change his attitude. It left me with a bad feeling After having such a nice visit. I've visited a lot of hotels in a lot of different countries, and that is the one job in which you cannot be rude to customers?? if he corrects that he will be excellent at his job. All in all I would say for the price the hotel met our expectations, but I would say it was good not great

From check in to check out excellent place to stay. They have free scooter or bike rentals at hotel. Great view of ocean from room 470. Open the window and listen to the waves! The public beach across the street has a lot of red seed weed not recommended to swim in. The beach to layout on was perfect. Kris at front desk was great from check in to checking out. Had a bottle of champagne on ice for me my girls birthday weekend. Everything was perfect. 10 minute ride to down town the sunset cruise. Parking for 5hours would’ve been $75. Uber for $13 highly suggest uber from hotel! Definitely booking again here. Free continental breakfast 7am-10am. Free coffee, tea, lemonade, water in lobby 24hrs a day it seems! Roof top hot tub and fire place at sunset was amazing! Thank you for a great stay!

Amenities to love! Views, Ocean, Pool!

The suite was perfect for a family stay. Grandparents and kids loved the pool and the rooftop hot tub. The neighborhood was cute with nice restaurants and an ice cream shop and the view of the ocean and the pond from our corner suite was spectacular. We loved our time here and exploring Newport.

While it was looking like our room was not going to be ready at 4:00 check in, the wonderful woman in charge of houskeeping overheard our plight(expected at a wedding at 4:30) and new of another room that was suitable and available! Thank you! The continental breakfast was very good, the coffee and "make your own" Belgian Waffles were excellent.
