The Space:
Our chic studio provides a blend of comfort and convenience. Situated in one of the most coveted neighborhoods called Zazil-ha, the famous Fifth Avenue is just steps away and surrounded by some of the best restaurants and shops in town. A Starbucks and an Ah Cacao cafe are each a block away, and you can reach Mamitas Beach in just a short 5-minute walk!

Walk into our luminous studio space, thoughtfully designed with warm details and lots of charm. There’s a well-equipped kitchen to prepare simple meals at home and a two-seater dining bar to enjoy them—or a place to work on your laptop if needed.

For relaxing downtime moments, there’s a quaint sitting area with a sofa and coffee table. The sofa opens to a single pull-out bed for flexible sleep space or a third guest. To retire for the night, sink into the plush king-sized bed in front of the flatscreen Smart TV. The full bathroom has modern features, storage space for your things, and a stand-in shower.

There’s a small private balcony overlooking the street with a small table and chairs, where you can enjoy fresh air and a beverage or your morning coffee, eat your meal, or work on your laptop.

Guest Access:
During your stay, you’ll have full and exclusive access to the condo and shared access to the complex amenities.

The Neighborhood:
You’ll be in the most coveted area of Playa, just steps from the famous 5th Ave pedestrian walk street with shops, bars/restaurants, nightlife, open-air malls, and more! You’ll be within walking distance of the best grocery store, Selecto Súper Chedraui, a short stroll to the prettiest street in Playa (38th St from 5th Ave to the beach) and near some of the best beach clubs in Playa. You cannot beat this location!

Getting Around:
The property is about 56 km | 35 miles from Cancun International Airport (CUN), which is about a 50-minute drive when there’s no traffic! It’s best to check your map app for accurate driving time. If you come by car, there is an underground parking lot at the complex. If you need help arranging transport from the airport, let us know. We’d be happy to help!

- While the studio is located in a vibrant downtown area with bars nearby, we've recently installed a soundproof window to help reduce outside noise and improve your rest.
- Travelers must be at least 21 years of age or older to book.
- Guests will be asked to sign a Rental Agreement upon booking confirmation.
- No more guests than those listed on the reservation are allowed.
- Guests might be required to present an official ID at check-in or during the stay.
- Depending on the booking site to make the reservation, a security deposit might be required that is refunded after check-out, provided all terms are met.
- No smoking of any kind inside the home! Drug use and illegal activity on the premises are also strictly prohibited. Failure to comply results in a $300 fine.
- No parties, events, or excessive noise after 10 pm. Please respect the neighbors.
- Cleaning service is available at an extra cost. Let us know in advance to book it.
- Electricity is included for short-term stays (2-27 nights). Please help save energy by keeping the temperature at 25°C. Electricity is not included for long-term rentals of 28 nights or more and will be charged as consumed based on a $6 MXN (pesos) fee per KW.
- Please avoid hanging towels or clothes on the balcony/terrace railings.
- Please use the safe box for all your valuables. We cannot be held responsible for any loss or theft.
- Guests are responsible for damages that occur or extra cleaning costs as a result of their stay.
- There are outdoor security cameras strictly for security and safety reasons.
- Pets are not allowed.
- Pool and common area rules and hours must be respected.

Interaction with Guests:
This is a self-check-in property using a door code to enter the building and a code to access the lockbox at the condo to retrieve the keys. The codes will be sent to you before your arrival.
