Great location not too far from the train station, so you can get situated and settled after a ~7 min walk from the main station. The staff is friendly and made sure the place was very nice and clean. Regardless of the room you choose, you’re sharing the building with 3 other rooms and noises travel fairly easily throughout the building but nothing overwhelming. Overall, we deeply enjoyed our stay and thought it was the perfect place to be to enjoy Venice comfortably.

Spotless room, close to train station, walkable distance of everything there is to see in Venice.I did not see any staff, but they were present if needed. And I know they were there, every time I'd come back in the late afternoon, my room has been cleaned up, bed was made, coffee replenished, new towel in bathroom. Nothing bad to say about the place.

Excellent Location - close to bus station to airport and train station and vaporetto stops. Walking distance to Rialto bridge crossing and St Marks but in quieter area . We had the top floor room which was larger and quiet.

We really liked staying here! Very convenient to the train station. Some delicious restaurants around the corner. We walked down to St Marks square and the Rialto bridge, via signage on buildings. Our sim cards did not provide great data for google maps, so finding the hotel at night was a little tricky. But thankfully they have a beautiful garden out front as a landmark.

Horrible service. I don't even know how this property is even listed on Hotels.com. First, it's not a hotel, more like Airbnb. But the treatment is terrible anf rude behavior from the host. There is no front desk and they won't receive calls during the check-in time. After trying for 2 hours they did pick up the call but without any proper instructions they'd just hang up the call. That's not how you treat your customers! I had it reserved for 2 nights, I couldn't even check in in the first night since they didn't receive my calls. On the 2nd night with the help of Hotels.com I was able to check in after waiting outside for 2 hours. Do yourself a favor and book another property. This will just ruin your day waiting hours to check in and even after checking in you'll find your room is at 5th floor on a building without any elevator!

It’s a good neighborhood to live in, there are a lot of local gems nearby and you still live within easy walking distance of all attractions and easy transport in and out of Venice. The rooms are spacious enough and have all the necessary amenities that one would need. However- as several other have pointed out there is a steep flight of stair of 2-3 floors to get to your room. I was a bit decieved by the pictures, the kitchen is a shared space between floors. The check in and out was contact-less, I never met any staff except the cleaner (very nice guy!). However, the communication through Wattsapp was fast and efficient. It was also a lot of noice coming from outside and between rooms. If you’re staying here, bring only handluggage and some earplugs and something to cover your eyes to sleep longer than what the sun otherwise would allow.

Great location in Saint Croce

I used Maps.me and downloaded Venice map before I left. Didn’t have to turn on my cell service in Venice. The place is easy to find. Maps.me is accurate, down to the house number. I arrived around 5:30pm. Easy check in. Slept comfortably. I could hear people at the next room but not a problem. The room and bathroom are very clean. Plenty of clean towels. There’s a supermarket within 3 mins of walking. Grabbed some salad for dinner. Central location.

Inaccurate location, bad service but clean place

The location stated on Google maps were not accurate and we spent an hour loitering the neighbourhood. When we finally found the location, the bed and breakfast guy refused to let us in even though we have booked the place. This resulted in us having to call the hotel while standing outside the hotel, in the rain. Nevertheless, clean and cosy environment.

I liked the fact it was tucked in away from crowds, but still accessible to all our activities. It was a 20 min walk to major attractions. You have to walk up stairs. It’s a shared kitchen/dining area and the rooms are close together. It wasn’t a problem for me, but my boyfriend didn’t like the closeness. We both didn’t like the bed. It was uncomfortable. We were there 2 nights. Laura was very nice. If you have a quick stay in Venice, I recommend this property.

Location and cleaniness was good. However we would not recommed staying here as we felt uncomfortable our entire stay. The walls are paper thin, so there is little to no privacy. Even if you try to be quiet, the doors all squeak. We never saw a staff member, how they do busines is interesting. We were accused of being nosiey coming home one night (before 10pm). Apparently there are residential tenents living downstairs. If they cannot handle guests coming and leaving at different hours, maybe don't have a hotel.

We loved the handy location and it's also not too far from the bus/train station. We loved our room (junior suite), lots of space and everything we needed BUT the kettle in our room didn't work and the toilet seat was virtually hanging off the loo (a broken bracket). I messaged the owners on day 1 about these two items and was told they would try to sort out the issues on Monday. Nothing was ever done about this (we had chosen this room as we wanted a kettle in our room so that was disappointing). However, the room was spacious and the bathroom lovely (except for the squeaky doors). We really enjoyed the shared kitchen area and would probably stay here again.
