Clean room and good upkeep. Owner is helpful.
Navigating the stairs is a challenge if you have large luggage. It will be wiser to get the porter service
Excellent Location - close to bus station to airport and train station and vaporetto stops. Walking distance to Rialto bridge crossing and St Marks but in quieter area . We had the top floor room which was larger and quiet.
Beautiful penthouse apartment away from the throngs but minutes to the bus/train station, no need for an expensive water taxi! Watch your head if you are tall!
I used Maps.me and downloaded Venice map before I left. Didn’t have to turn on my cell service in Venice. The place is easy to find. Maps.me is accurate, down to the house number. I arrived around 5:30pm. Easy check in. Slept comfortably. I could hear people at the next room but not a problem. The room and bathroom are very clean. Plenty of clean towels. There’s a supermarket within 3 mins of walking. Grabbed some salad for dinner. Central location.
Location and cleaniness was good. However we would not recommed staying here as we felt uncomfortable our entire stay. The walls are paper thin, so there is little to no privacy. Even if you try to be quiet, the doors all squeak. We never saw a staff member, how they do busines is interesting.
We were accused of being nosiey coming home one night (before 10pm). Apparently there are residential tenents living downstairs. If they cannot handle guests coming and leaving at different hours, maybe don't have a hotel.
I liked the fact it was tucked in away from crowds, but still accessible to all our activities. It was a 20 min walk to major attractions. You have to walk up stairs. It’s a shared kitchen/dining area and the rooms are close together. It wasn’t a problem for me, but my boyfriend didn’t like the closeness. We both didn’t like the bed. It was uncomfortable. We were there 2 nights. Laura was very nice. If you have a quick stay in Venice, I recommend this property.
We really liked staying here! Very convenient to the train station. Some delicious restaurants around the corner. We walked down to St Marks square and the Rialto bridge, via signage on buildings. Our sim cards did not provide great data for google maps, so finding the hotel at night was a little tricky. But thankfully they have a beautiful garden out front as a landmark.
We loved the handy location and it's also not too far from the bus/train station. We loved our room (junior suite), lots of space and everything we needed BUT the kettle in our room didn't work and the toilet seat was virtually hanging off the loo (a broken bracket). I messaged the owners on day 1 about these two items and was told they would try to sort out the issues on Monday. Nothing was ever done about this (we had chosen this room as we wanted a kettle in our room so that was disappointing). However, the room was spacious and the bathroom lovely (except for the squeaky doors). We really enjoyed the shared kitchen area and would probably stay here again.
The location stated on Google maps were not accurate and we spent an hour loitering the neighbourhood. When we finally found the location, the bed and breakfast guy refused to let us in even though we have booked the place. This resulted in us having to call the hotel while standing outside the hotel, in the rain.
Nevertheless, clean and cosy environment.
The room was great, clean, greet by the owner at check in, very polite and kind, explain everything about the kitchen area light breakfast and room, the place is hard to find, Be patient, is worth it.
Good and clean property. Plenty of space and in a good location. Shower is small, and television options are minimal.

Do not book this property. I called three days before our flight from the USA to Venice to confirm our rooms. The morning we started our flight to Italy the property emailed me that my card did not go through and they were going to cancel the room. Unfortunately I was travelling all day with no access to email. We flew for 14 hours and stood on the front door of this hotel only to be told they cancelled our rooms. We were stranded. Thankfully another hotel took us in. More $. I had booked this 9 months in advance and had credit card fraud months before the trip. I changed my card #. Even though I confirmed this hotel by phone (international call from USA) they still left us stranded after a full day of travelling. Very very disappointed. The other hotel we booked in Venice at the end of the week had contacted us a week before the trip and verified everything. No problems at all with the other hotel.
