Location- Tulum is small if you're not staying on the beach most places are 10 min by car. This villa is easy to find, in a residential area and is very quiet and peaceful. 5 min from centro, 7 min Aldea Zama, 10 minutes Tulum Beach and 25 min from Tulum airport

In Tulum, the best beaches sit behind private beach clubs. We've built the access quietly, through direct relationships with ten of the Mexican Caribbean's most sought-after clubs — Gitano, Hotel Panamera, and Umi among them. After booking, you'll receive the Jungle Luxe guest concierge app, where each club's current terms, minimums, and character are set out in detail. Beach day reservations are placed directly in the app the day before — one tap, no back-and-forth — so your morning opens with a confirmed name on the list.
A note on how Tulum works. Most clubs here operate on a minimum consumption: a set food-and-drink spend that stands in for entry. It's standard here, and amounts vary by club. Through October, many waive or ease minimums entirely; in high season, they firm up. The app maps it out ahead of time, so there's nothing to negotiate on the sand. Outside food and drink aren't permitted — everything comes from the club's kitchen.
For a free option, there are public beach access points and a small handful of Tulum hotels keep public beach access open. We'll point you to the ones worth the trip for your week, with honest notes on chair availability and crowds.

Region 11 is one of Tulum’s up-and-coming neighborhoods, offering a peaceful escape while keeping you close to everything that makes Tulum special. Known for its quiet vibe and easy access, this area features some of Tulum’s best restaurants and cafés, smoother roads, and a shorter drive to the airport compared to other parts of town. You’re still only minutes from the beach, but with the bonus of being closer to beautiful cenotes and hidden gems that many visitors never get to experience. Most areas of Tulum are just 8–10 minutes from the beach, even if the map makes them look farther. Road conditions and access points mean travel times are often the same whether you’re in town, Aldea Zama, La Veleta, or other neighborhoods. Only Tankah Bay villas or hotels in the Hotel Zone are directly on the sand.
