The hotel itself looks beautiful!!!! BUT!!!!!! They own a MOTEL next to the hotel and that’s where I was put. No elevator, hallway for stairs were so dirty, low water pressure, couldn’t use the hot and cold water at the same time, pool water stunk and was stagnant. I could go on and on. I felt stuck with my family because there was a big volleyball convention going on and room prices were outrageous. I booked our room 7 months in advance and was still put in the trashy Motel part of their establishment. Mind you…. No price discount was given for the motel portion they put us in. I highly recommend staying elsewhere when visiting Lawrence.

The towels all had stains and/or holes. The pool didn’t look cleaned or maintained. The breakfast options were the same 4 days in a row and tasted horrible and they didn’t have much selection. There was no room service for 4 days and we never saw any room service our entire stay. Everything felt cheap and barely maintained/cleaned. The staff seemed put out when we asked for more towels and toilet paper.

Rooms are outdated. Furniture is old and very scratched. One of the drawers was missing a handle. Towels, sheets and comforters were stained. Some of them very questionable. Mini fridge had leftover food from a previous guest. The bathroom is so tiny that the door almost touches the toilet when closing it. Extremely claustrophobic. Spider webs on the walls. The hallway and staircase area were extremely dirty. It felt like at 85 dollar hotel, more than the 200+/night they charged. Extremely disappointing and never staying there again

We have stayed here about 3 years in a row previously on our trip to Lawrence, Kansas. But this time the place has went down hill. The check in person was the same person bringing out the breakfast and he really looked tired. Shoes were half way on like slippers. Maybe lack of employees?

Our room was very humid/sticky and there was a lot of mold on the lamps, curtains and in the mini fridge. The vents above the check in counter were very moldy and black. The shower was ripped out if the wall and some water damage on the ceiling. The staff was very nice though. They did have an inside pool that seemed clean.

Was the dirtiest hotel room we have ever seen. If there were any hotels in a 30 mile radius available, we would have moved! The room also had a foul smell. The hallway, stairs, front desk area all looked unclean.

Obviously with the price, this is a budget hotel. With that being said, the rooms are clean and nice--rooms are much nice than perhaps the outside looks. Staff is great and accommodating.

If you really need a place to stay then stay here but if not then I would definitely go with another option. There was a red stain on the sheets in the bed when we arrived and what looked like possible orange / brown mold or poop on the bathroom wall. Smelled very mil-dewey. If you need a place to crash it would be alright but would want to get out pretty quick the next day.
