ENTRY DECK & MOUNTAIN VIEWS
Arrive to a covered deck with outdoor seating and sweeping mountain views. It's the first thing you'll see, and it sets the tone for the whole stay. The views carry inside through the main-level work desk window — a rare bonus for anyone who needs to stay connected.
MAIN LEVEL — THE HEART OF THE HOME
The open-concept living, dining, and kitchen space is where everyone naturally gathers. A stone-surround electric fireplace anchors the living room alongside a large flat-screen Smart TV. The fully equipped kitchen has everything you need for home-cooked meals — granite countertops, custom cabinetry, a Keurig coffee bar, full-size appliances, and all the cookware and tableware you could need. Dining seats 4 at the table plus 4 more at the island barstools.
The king bedroom and a full bathroom are also on this level.

BASEMENT — POOL LEVEL
The basement is where vacation really happens. Just beyond a coded security door is the private indoor heated pool — 15 ft long, 7 ft wide, 3 ft deep, preset to a comfortable 80–85°F and open 24 hours a day, 365 days a year. Rain, cold snap, late night — it doesn't matter. Your pool is always ready.
The third bedroom features full/full bunk beds and a private ensuite bathroom.

Note: Being near the boulevard means occasional road noise. A white noise machine is provided in the main level king bedroom, which is closest to the boulevard — a thoughtful touch for light sleepers.

We've put a lot of love into this cabin and want every guest to have an amazing stay. By completing your booking, you agree to all house rules.
HOUSE RULES:
BEFORE ARRIVAL
• A signed rental agreement and $200 security deposit hold are required before your door code is released. The hold is placed 1 day before check-in and released 3 days after checkout, provided no damages are reported.
• Travel insurance is strongly recommended. We follow our cancellation policy as agreed at booking. No refunds or date changes after the free cancellation period. Insurance, damage protection, and processing fees are non-refundable.
CHECK-IN & CHECKOUT
• Check-in: 4:00 PM or later. Early check-in may be available for $50–$100 — not guaranteed during peak seasons or holidays.
• Checkout: 10:00 AM. Late checkout is charged $50 per additional half-hour.
• Please check for all belongings before leaving — we cannot ship forgotten items.
GUEST POLICY
• Booking guest must be 25+ and present for the entire stay. No third-party bookings.
• Max occupancy: 10 guests total, 6 adults. All guests over age 2 must be on the reservation. Limit applies at all times — overnight, day visits, and gatherings. Over-occupancy fee: $500.
• Unregistered visitors: $150 per person, per night.
• Open-invite gatherings, excessive noise, and unauthorized visitors are strictly prohibited.
• Photos are for reference only. Decor and games may vary. Room layouts and bed sizes remain as shown. No refunds for minor changes.
PARKING
Driveway parking for 3 cars. No street parking available.
QUIET HOURS
10:00 PM – 9:00 AM, mandated by the City of Pigeon Forge noise ordinance. This is a legally binding municipal regulation strictly enforced — violations may result in a $250 fine, loss of security deposit, and immediate removal without refund.
SMOKING
No smoking inside the cabin. Outdoor smoking only — away from open windows and doors. Indoor smoking: $250 fine + loss of deposit + professional cleaning costs.
POOL & HOT TUB
No oils, bath salts, soaps, or glass — violations result in a $350 fine plus repair costs.
Supervise children. Use at your own risk—no diving. Pool temperature is fixed at 82-85°F.
No alcohol, glass, oils, soap, salts, or bath bombs. Violations: $250 fine + repair costs.
• Do not sit or stand on the hot tub cover — replacement cost is $400.
• Use at your own risk.
SECURITY & DEVICES
• 2 cameras (front porch & driveway) and is active during your stay. Tampering fee: $200.
• Do not tamper with smoke alarms or unplug WiFi routers. Tampering fee: $200.
PETS
Up to 2 dogs (50 lbs or less) with pre-paid fee. Undisclosed pets: $200 fee per pet.
• Crate dogs when left alone. Bring your own crate and pet towels.
• No pets on furniture or in bedrooms.
Dogs must be house-trained. Clean up all waste in outdoor bins.
If a pool chemical check is required during your stay. An adult must be present if you bring a pet.
GRILL
Supervise at all times while in use. Clean after each use. Bring your own charcoal.
PROPERTY CARE
• Do not move or rearrange furniture.
• Showers: keep curtain liner inside the tub at all times.
• Toilets: toilet paper only — no wipes, feminine products, or trash.
• Restricted items: no candles, confetti, glitter, or hair dye. Fee: $100 + damage costs.
• Biohazard cleaning (vomit, urine, blood, feces): $250 fee. Unsanitizable items replaced at guest's expense.
• We have monthly pest control and bed bug inspections. Keep doors and windows closed to minimize pests.
• We cannot offer refunds for power, internet, or cable outages beyond our control.
TRASH
As we are in a bear-prone area, please do not leave food in your car, as bears may be attracted to it and could damage your vehicle. Always dispose of trash in the community bins.
