Summary:
At Harbor House, the view is not confined to a window. Open the glass wall and the living room becomes part of the waterfront patio, where passing boats accompany coffee, meals, and time together. The main bayfront home gives six guests three enclosed bedrooms, a loft, and four full bathrooms, while a rooftop hot tub, dock lounge, two parking spaces, and Balboa Village outside the door let the stay move between harbor, beach, and town without much driving.
The Space:
The harbor is not background scenery at Harbor House. It moves throughout the day with paddleboarders, sailboats, ferry traffic, and changing light, giving time at the property its own place within a Newport Beach vacation.
A wall of sliding glass doors disappears into the adjoining walls, joining the great room with the waterfront patio. Morning coffee can begin beside the bay, meals can move between the kitchen and grill, and the group can gather without losing the coastal air or harbor view.
The kitchen faces the dining and living areas, keeping the person preparing a meal connected to the room. The patio continues toward the water with seating, a grill, and access to the dock lounge.
Upstairs, a second living space opens toward the harbor and gives the group another place to gather or step away. The rooftop deck rises above the activity below, with a private hot tub overlooking Newport Harbor.
Harbor House accommodates up to six guests:
Primary bedroom: King bed
Two additional bedrooms: One Queen bed in each
Loft: Queen Murphy bed
Bathrooms: Four full bathrooms
One bedroom is located on the main level for guests who prefer fewer interior stairs after arrival. The loft provides a fourth sleeping area but is not an enclosed bedroom.
Air conditioning, laundry, beach equipment, one garage parking space, and one covered carport space are included.
Guest Access:
Guests have private use of the main bayfront home, including its kitchen, living areas, waterfront patio, rooftop deck and hot tub, grill, and designated dock lounge.
This reservation does not include the separate guest apartment located behind the main home. The apartment has its own entrance and may be occupied by another group during your stay.
An owner's yacht may be moored at the dock. The yacht is not included with the property and is not available for guest access or use.
Parking includes one garage space and one covered carport space. Beach gear is provided for guest use.

The Neighborhood:
Harbor House sits at the water's edge in Balboa Village, where Newport Harbor and the Pacific beach are separated by a narrow stretch of the Peninsula. Guests can begin the morning beside the bay, cross to the sand, and return for dinner overlooking the water without getting into a car.
The Balboa Fun Zone, Balboa Ferry, Balboa Pier, restaurants, cafes, shops, harbor cruises, fishing charters, and boat rentals are within walking distance. The ferry carries pedestrians, bicycles, and vehicles across the harbor to Balboa Island, turning the crossing itself into part of exploring Newport Beach.
Balboa Village remains active through the day and evening. Harbor traffic, ferry activity, waterfront dining, and visitors create the energy that makes the neighborhood engaging and walkable.
Getting Around:
Walking and bicycling are often the most useful ways to explore Balboa Village and the surrounding Peninsula. The Balboa Ferry connects the neighborhood with Balboa Island, while rideshare services and taxis are available for destinations throughout Newport Beach and Orange County.
Two off-street parking spaces are included: one garage space and one covered carport space. Guests bringing two vehicles should confirm that each vehicle will fit within its designated space.
John Wayne Airport is approximately 20 minutes away under typical traffic conditions. Travel time can vary with traffic.

Main bayfront home
This listing includes the main bayfront home only. It does not include the separate guest apartment located behind it.
Separate guest apartment
The guest apartment has its own entrance and may be occupied during your stay. Guests reserving the main home should expect the normal activity associated with another occupied property on the site. The complete property can be reserved through a separate listing when available.
Stairs and mobility
Harbor House spans multiple levels connected by stairs and does not have an elevator. A bedroom on the main level allows one sleeping area to be reached with fewer interior stairs after arrival. The property may not suit guests with limited mobility.
Occupancy
Harbor House accommodates no more than six registered guests. Sleeping arrangements include three enclosed bedrooms and one loft, with one King bed and three Queen beds.
Waterfront and dock
The property sits directly beside Newport Harbor. Children and guests who are not strong swimmers require close supervision around the patio, dock, and water. The dock and harbor are not enclosed by a childproof barrier.
Owner's yacht
An owner's yacht may be moored at the dock. The yacht is not included with the reservation and may not be accessed, boarded, moved, or used by guests.
Hot tub
The rooftop hot tub is private to guests of the main home. Please follow the posted instructions, observe occupancy limits, supervise children, and replace the cover after use.
Parking
Two off-street parking spaces are included: one garage space and one covered carport space. Oversized vehicles may not fit within the designated spaces.
Beach equipment
Beach gear is provided for guest use. Guests are responsible for returning all equipment to the property after use.
Pets
Pets are not permitted at this property.
Community setting
Parties and events are not permitted. Quiet hours are from 10:00 PM to 8:00 AM.
Neighborhood activity
Harbor House is located in an active waterfront destination near the Balboa Fun Zone, ferry, restaurants, harbor traffic, and visitor attractions. Guests may hear boats, pedestrians, vehicles, music, celebrations, construction, or other neighborhood activity during their stay.
