This was a phenomenal hotel! The location is close to the subway, but the soundproofing is excellent. There are two major supermarkets one block away, convenience stores across the street, huge Starbucks, food court with excellent meals (Bivi). Within the hotel, you have every convenience you could want, even a shared microwave and public bath on the first floor. The elevators are fast, the rooms are exceptionally clean (I mean luxury hotel standards.) There’s a huge cafe next to the lobby. What’s also really nice is that you get some nice luxury touches in your room without the luxury price tag. The spa bathtub is absolutely worth it!! It’s an amazing value! If it were not for wanting my own kitchenette, I would keep staying here for two months.

The location is great — not right in the city centre, which made the area quiet, yet still very convenient to get anywhere. The amenities were wonderful, and the staff accommodated every request with great care. The room was spacious compared to similarly priced hotels.

I give this rating mostly because the beds were incredibly uncomfortable for us, very hard and the only “solution” was to put a blanket on top of the mattress which did not help. While the room and bathroom were clean, there were so many marks on all the walls. Breakfast was good for the price. Most staff were very welcoming.

Had a good stay here. Staff was super friendly. Had one of the staff there recommend me a shop where i could buy some whiskey to take as a gift. When i come back to Kyoto, I'll try my best to book here again!

Everything was great except the second floor room we were in had the windows with frosted glass and no opening windows at all so it was no way to get fresh air or look outside at all.

The hotel was very nice and clean. The staff were super friendly and accommodating. The room was nice spacious. The room themselves could have been cleaner, the walls in the room have been dinged up by suitcases over time. The public bath is great. The location was alright, it's actually not as central to most of the hotspots in Kyoto but being close to Nijo Station which has a subway line and a JR line helped alot.

The staffs are friendly and the overall feel of the hotel / room are modern, well design, clean and spotless, good amenities such as a resident’s common area for coffee/tea, laundry service and gym. Some form of shopping and food outlets/restaurants are within walking distance from the hotel. Subway is just across the road.

The location was good; it is literally in front of Nijo station and very close to Ritsumeikan University Suzaku campus, where I attended a conference. The room was small but clean, bad, pillows and linens were good. There is no closet to store clothes or other items. If you have large suitcases, you've got to place them on the side of the bed. The shower room was spotless and sound, with a forest shower. The breakfast was good, but constantly a shortage of food in busy hours. In most cases, the two coffee machines were out of service. A big improvement is necesary for these issues.

Simply the hotel was superb - the rooms are larger than you would generally get in Japan and the quality of the fittings and cleanliness was top rate. We enjoyed the 'rain' shower - probably the best that we experienced in any hotel. The rooms were cleaned and tidied everyday - if I had a small complaint, there wasnt any closet space only a rail with a few coat hangers. The bed was very comfortable and the room had blackout curtains - and well the toilet is to die for - I need one of these at home The hotel in an excellent position, just opposite from NIJO station which has both underground and overground connections, so it was easy getting anywhere in Kyoto - we were only 2 stops from Kyoto station (where you can get the bullet train and the direct train to Osaka Kansai Airport). Around the station there are convenience stores, supermarkets and many places to eat. We didn't eat breakfast in the hotel as it was too expensive Y2,000 each, so tried a number of different coffee shops where breakfast for four was around Y2,500. I would certainly recommend the hotel - we used it as our base to visit Osaka, Hiroshima, Nara and Tokyo (although for here we stayed at another hotel in Tokyo for 3 nights) but retained our room at the Royal Park.
