A modern and bright 85-square-meter apartment with an enclosed terrace and a balcony, sleeping up to 6 people, located on the 4th floor of a modern building with an elevator (NOT accessible to people with disabilities). The property enjoys a prime location in a quiet, residential neighborhood near the university, yet just a few minutes from the historic center (20-minute walk/10-minute bike ride).

The apartment consists of a living room, kitchen, two bedrooms, a bathroom, and a terrace



The interior layout is as follows:

- LIVING ROOM with dining table, TV, double sofa bed, and access to the balcony;

- KITCHEN with dining table, 4-burner gas stove, refrigerator, moka pot, electric oven, microwave, kettle, wine glasses, and various kitchen utensils; access to the covered terrace;

- BATHROOM with shower stall (slightly raised), sink, bidet, and toilet;

- BEDROOM I with a double bed, nightstands, dresser, and wardrobe;

- BEDROOM II with two single beds, closet, and side table;

- BALCONY with outdoor table and chairs.

- COVERED TERRACE with a chair.



ADDITIONAL AMENITIES AVAILABLE TO GUESTS: unlimited Wi-Fi, air conditioning (split units in the living room and both bedrooms), central heating, iron and ironing board, clothesline, hair dryer, washing machine (in the bathroom), mosquito screens, and soundproof windows.

Free bike storage in the common area outside the building.



PLEASE NOTE: There is one step to enter the building and another step to access the elevator.

Pets are allowed upon request, subject to a cleaning fee of 40 euros per stay.



TRANSPORTATION:

- From the Ferrara train station, you can reach the apartment by taking bus no. 4 to the “Foro Boario Supermercato” stop, a 3-minute walk from the property. Alternatively, you can walk to the apartment from the station in about 20 minutes.



- From Bologna Marconi Airport, you can reach the property in about 30–40 minutes by car or taxi (47 km).



- If you’re traveling by car, you can park for free on the streets near the property.



USEFUL INFORMATION:

Turning the air conditioning and heating on and off is subject to compliance with current Italian regulations (Presidential Decree No. 74 of April 16, 2013, Ministerial Decree No. 383 of 6.10.2022).

Summer: The average air temperature must not be lower than 26°C for all types of buildings.

Winter: The weighted average air temperature must not exceed 19°C. The period during which the system may be operated and the daily operating duration depend on the climate zone defined by the regulations.
