Perfect location for a hotel. Staff was lovely but hotel was very much a maze with lots of stairs that were difficult to maneuver with several bags. We chose the hotel by location and laughed out loud as it was the smallest hotel room we had ever seen. All good for one night.
Hotel overall was nice. The room we had was very tight. We were traveling throughout Scotland for two weeks, so we had two large suitcases and two carry-on cases. The bed was comfortable, and the bathroom was ok…not overly large, but did the trick. The best part of the hotel was its location and very easy access to The Royal Mile. It was literally just up the street from the hotel. We found a great pub that had nightly music called The Scotsman Lounge. We went 2 times during our Edinburgh visit…and had a great time both times. The music was great and the people at the bar were wonderful. Highly recommend it! The biggest negative for this hotel is parking. We had to park in a parking structure about 3/4 of mile away…and when your pulling suitcases and navigating the crowds and various streets, it was a bit of a chore. The hotel does not have a drop off area so you unload your bags and check in before driving to the parking structure. So…if you plan to rent a car like we did and want to stay at this hotel, be prepared for this.
Comfiest bed that we’ve stayed in on our trip to the UK was at Motel one, the room was clean and decorated so beautifully. Loved having a window that could fully open, as we are hot sleepers! It was so close to royal mile and all the best food and coffee. Thank you Motel One Edinburgh!! We will definitely be back.

My room was at the very end of a hall and my one window overlooked a busy stairway of Advocates Close. The bathroom was tiny but had everything I needed. I could not get the tv to turn off, I think the batteries were bad, but the tv was stuck on a fireplace with very low sound so I did not bother calling the front desk to fix.
Nice central location, close to the station, Royal Mile and Princes Street, so no problem there.
Parking (Qpark) is some distance away, so if you have more than a single bag, parking outside to drop off bags is tricky but doable.
Room was nothing special, with no opening window and no view. Expected more for £300 per night!
The hotel was in prime location in Edinburgh. Short walk to train and buses. The bar area was comfortable with breakfast served in the morning. Definitely would recommend this property or its sister -Prince which is a little more funkier
Ideally located for anyone who is on foot. Very central to almost all the highlights of Edinburgh. Wonderful staff, great rooms, great continental breakfast.
The location of this hotel is the best; about halfway up the Royal Mile, near many great restaurants and pubs, at the start of the bridge to New Town, next to the train station and one block from the express buses to the airport. The rooms are spartan but clean. In part due to the age of the building it is hard to regulate the temperature in the room. What kept me from feeling that this place deserved 5 stars was the indifference of the staff. They didn’t really seem to care about the guest experience. This is off putting when you arrive in a new city and a new hotel.
Note: get the breakfast. While it isn’t perfect, it is much better than what you can find nearby.
