Really friendly and efficient check-in. Comfortable rooms and a bonus to have the free hot breakfast. Plenty of discounted parking on site at £10 per night. Would not recommend room 41 which is directly opposite the lift and within earshot of reception. Not great to be woken up at 2am to the sound of conversations and vacuum cleaners.

A/C was so old and barely hanging from the wall. It was actually making such a loud noise you could barely sleep. Subsequently it did not keep the room warm at all. Overall the rooms/hallways were in bad shape, stained and smelly. Furniture in the room stained, some wooden surfaces had rips. No minibar or fridge in the rooms. Location was good and staff were super friendly. Hotel was very busy so they couldn't accommodate another room, but I doubt it would be any different. For the price of the stay, off season, this is a 5 out of 10.. and the 5 is just because of the staff.

Good location for the tram into the city but parking was expensive considering how far out the hotel is. Staff courteous and room was clean but noisy, despite being stated as soundproofed, and there was a regular high pressure water filling noise at all hours which impacted on a restful night. Just an okay 3 night stay

Hotel location is excellent considering the price. Easy access to Edinburgh center city via tram, buses or short cab ride. Our room, king room with sofa was super small. No way enough room for three adults. Room had some minor repair issues, but was clean and quiet. The mattress was perfect! Breakfast was standard small hotel quality,Dining room was clean. All staff were encountered were polite and helpful. I would definitely stay again.

It was amazing! There was only 1 faukt which i sadly exorrienced as very disgusting and that was a luttle black hair on my bedding. I was disgusted because we know which kind of hair that must be and i got the feeling then that the bedding wasnt fresh. Hiwever the rest was absoluteoy perfect. Pity id have given 5 stars without that fault.

Excellent location for a stay in Edinburgh as the tram directly into the city is a few minutes' walk away. The hotel staff were excellent (James looked after us well) and the breakfast was plentiful and well-organised.

Good hotel that was well run. Staff very efficient at breakfast especially. Would have been nice to have had 2 double beds rather than one double and a sofa bed as we were asked for ages of our children at booking and they are in their teens so sofa bed was very small. We did leave towels off the floor to save daily cleaning, but they were still cleaned which is a shame as we are keen to minimise environmental impact and cost.
