This uniquely designed home is an amazing place to create memorable experiences with your friends or spend a wonderful getaway with your family. The home is professionally designed; It features several murals and works of art by local and international artists.

Spacious, detached single family home in the beautiful inlet neighborhood, close to Gardners basin.

FIRST FLOOR: The open concept on the first floor is amazing for hosting or enjoying a game of pool. When entering from the front porch, the living room offers a comfortable seating, a smart tv (There is no cable for the TV, just streaming apps), comfortable and a pool table.

There’s also a spacious kitchen and newly updated full bathroom on the first floor. (please note that the fridge does not have water hook up for ice or filtered water)

BACKYARD AND GARAGE:
-There a deck and patio with a small charcoal grill for guests to use (guests must provide their own charcoal and supplies, clean up and please dispose of used charcoal)
- The backyard leads to the detach garage space which has a unique mural- great for a separate area to hang out and parking for 1 vehicle on the left side. NOTE: This is just a standard garage with a bit of flare for an extra space. This is not a finished room or extra room. The garage does not have temperature controls. (The pool table will be moved to the right side of the garage in the next upcoming weeks for an additional entertainment space!)

SECOND FLOOR: The 2nd floor has 3 bedrooms rooms and 2 full bathrooms - both with tub/ showers. All bedrooms have comfortable linens and closets for storage. The master bedroom has an ensuite full bathroom and a balcony which has views of the water at the inlet.

THIRD FLOOR: The Loft bedroom with beautiful views! This room does not have temperature controls, but during the warmer months there will be an window air conditioner unit installed.

SLEEPING ARRANGEMENTS:
The house sleeps up to 11 guests. Please review bedding layouts and sleeping arrangements when considering space and comfort.

-MASTER BEDROOM: 1 Queen Sized Bed, TV with streaming apps and ensuite full bathroom
-BEDROOM 2: 1 Queen Sized Bed
-BEDROOM 3: 2 Twin Sets of Bunk Beds (4 Single Twins)
-LOFT: Full Sized Bed
-LIVING ROOM: Roll Out Sleeper Sofa

There is also an air mattress for an additional sleeping arrangement if needed.

This is a pet-friendly unit that welcomes guests with pets. While our professional cleaning team takes great care to prepare the space, some signs of pets may still be present, such as light odors, minor wear and tear, or occasional pet hair. If you have pet allergies, please note that this may not be the best fit for you. We appreciate your understanding and strive to maintain a clean and comfortable environment for all guests.

PETS:
-We will consider 1 pet but they must be pre-approved, meet our insurance guidelines, and there is an additional fee of $185 per stay.
-Weight restriction of 40 pounds unless otherwise approved
-Not all breeds may be permitted.
-All pets must be fully housebroken and well behaved.
-You are fully responsible for damages, stains, and abiding by our pet rules.
-Excessive pet messes, hair or dander may result in additional cleaning fee charges if the cleaning of the property takes over the standard time and requires additional services and attention.
-Requests for additional pets may be made, but are not guaranteed to be approved. If approved, there will be additional fees.
-There will be a $500 fee for any unreported pets in the property.
-Failure to follow the pet rules can result in a $500 fee or eviction with no refund.

PET RULES:
Please review the following guidelines when staying with your fur baby!
-Pet must be fully vaccinated
-Guests agree to never leave their pet unattended for a long period of time and always keep their pet under control. When not with the pet, the pet must be caged or contained.
-Guests agree to promptly report any damage caused by pet(s).
-Guests agree to pay any costs for damage done by pet(s) that exceeds the policy limit or is not covered under the damage insurance policy.
-If damages are not reported but are found by owners/agent, it will be documented, and necessary replacement or repair costs will be reported to Airbnb.
-Guests agree that their pet is housebroken.
-Guests agree to adhere to local ordinances, leash laws and licensing requirements. Pets must be leashed while in within the exterior perimeter of the property.
-Guests agree to clean up after their pet(s) and dispose of their pet(s’) waste promptly.
-Guests agree to keep pet(s) from being noisy or aggressive, and from causing any annoyance or discomfort to others. Guests will remedy any complaints immediately.

LARGER GROUPS:
If you have groups larger than 11 people, please consider renting 2+ houses. Icon, Rockwell, Boho, Imani are all within a few blocks.

All guests MUST be over 21 and registered prior to your stay, and max guests allowed is 11. Groups with more than 11 will have to rent an additional or larger house. We reserve the right to cancel your stay at any time if rules are not followed.

LOCATION:
Please keep in mind this is a city so there is potential for noise and other similar issues. Be aware of your surroundings. This house is 1/2 block from the boardwalk and approximately 3.5 blocks to the inlet and ocean beach entrances.

HONESTY and EXPECTATIONS:
At "Sunrise Playce", we want our guests to have a clear understanding of the distinctions between vacation rentals and hotels. While we diligently maintain our properties, wear and tear are inherent aspects of vacation rentals. Although we address issues promptly, the high volume of guests may result in occasional delays between stays. Any significant damage or serious concerns are prioritized and resolved before a guest's check-in, provided we are made aware of the issue.

CLEANING:
Our dedicated cleaning team meticulously sanitizes and cleans each home. Unlike standard hotel rooms, homes entail a more detailed cleaning process due to their larger size. Despite our team's efforts to ensure optimal cleanliness, minor oversights may occur. For substantial errors, we are committed to rectifying the situation promptly. While we take pride in our cleaning standards, we ask for understanding that, as in any human endeavor, perfection is not always attainable, especially when minor details have no direct impact on your stay.

HOUSEHOLD ITEMS:
As private residences, it's important to recognize that household items may break or require repairs during your stay. While we understand the inconvenience this may pose to our guests, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues.

-Guests must purchase their own amenities when stock runs out.
-No laundry detergent is provided.

OTHER DETAILS:
We are always happy to welcome families! Please note that the property is not childproof, and children must be always supervised by an adult for safety.
-Atlantic City is a barrier island and city style environment; expect possible common sightings of household ants, critters or mice especially during certain times of the years. Properties are not immune to household issues like this and may have evidence of preventative treatments and measures.
-Beaches are free; no tags or passes required. Beach amenities not provided.
-We utilize quilts on most of our beddings for comfort, durability, and sanitary reasons. If extra blankets are needed, let us know before check-in.
-If you are extremely sensitive to smells, please note that odors from food, smoke, or other sources from outside or neighboring units may occasionally be noticeable. If this is a major concern for you, please keep this in mind.
