Nestled in the perfect location, just 5 miles out of York City Centre in the village of Earswick, whilst away from all the hustle and bustle of York yet close enough to catch a taxi or a bus with absolutely no trouble. There is a bus stop just outside the house also offering easy travel into York's City. The house itself offers ample parking for up to 8 cars comfortably.

This property is pet friendly for an extra charge of £30 per dog. The garden offers an acre of land for your use throughout your stay, fully enclosed and perfect for if you are bringing your fury friends along! Enclosed in the garden, you can find a hot tub for up to 6 guests at a time. There is also a party barn available for your use, offering outdoor table and comfortable seating, a fridge freezer, BBQ, etc. Perfect for the summer days to enjoy the garden!

Also provided, ideal for the children is a swing/slide set, in a barked area, providing safe play to keep the children busy!

Heading up to the house from the garden, you are greeted initially by the 2 separate converted stable rooms.

Room 2 offers a modern interior, stone flooring throughout with high quality furnishings. A small kitchenette with all the basic cooking facilities such as microwave, toaster, kettle and fridge. The room consists of a comfortable king size bed and a separate single bed. There is also seating at the end of the bed and a free standing bath. A separate bathroom with a walk in shower is also available within the room. Sleeping 3 guests comfortably.

Room 1 offers a very similar set up, within a cosy studio room. A king size bed, separate single bed and a sofa bed is provided for sleeping space for up to 5 guests. A further separate bathroom with walk in shower and a small kitchenette with basic cooking facilities again provided. There is also a Roll top bath at the end of the bed for your use. Each room provides modern interior and high quality fixtures and fittings.

Into the main house, you enter into an open plan living, kitchen and dining area.

The living space offers modern décor throughout, ample seating for guests to enjoy and a large 50 inch flat screen smart Tv to watch your favourite programmes. There is also a log burner which is the perfect addition for the colder months.

The contemporary kitchen comes fully equipped with everything you could possibly need, including built in microwave, electric cooker, induction hob, kettle, toaster, dishwasher etc. All your pots and pans, cutlery and crockery are provided to cook a basic meal.

The dining area sits by the side of the bifold doors, with table and bench seating for up to 16 guests, the perfect space to sit and enjoy a home cooked meal, or a takeaway from one of York's delicious take out restaurants!

Following on from the kitchen area, you will find a utility space and downstairs toilet. There is a washing machine and separate dryer available for your use.

There is also a seperate snug, perfect if you are bringing along the children! Providing a flat screen Tv, beanbag seating and an Xbox with controls and a selection of games.

There are 3 bedrooms on the ground floor, 1 of which offers a super king size zip and link bed, giving you the flexibility of sleeping in a super king size bed or 2 separate single beds.
In the 2nd ground floor bedroom there is a standard king size bed with an ensuite bathroom with a walk in shower. There is a further ground floor bedroom with a standard King size bed also.

Heading up the stairs, you can find another 2 bedrooms, one of which offers 2x Standard King size beds, sleeping 4. The second upstairs bedroom has a King size bed and a single bed, sleeping 3 guests. There is also a modern main bathroom with a free standing bath, walk in shower and WC.

Each bedroom provides hotel quality bed linen and towels for your use throughout your stay.

High speed WIFI is provided throughout your stay also, alongside a Bose speaker and a Kareoke machine!

Ironing facilities and hairdryers are provided within the house offering you the option to pack that little bit lighter for your stay, you can also find one in each converted stable.

This incredible house is absolutely perfect for any type of small group event. With generous garden space it provides the perfect base for summer stays to host BBQ's with the family etc. Whilst the house itself also offers a brilliant place for your party to stay, whether you want to enjoy a chilled night in or a night out on York's popular town centre, this property is the one for you!

Please be aware, the house is located in a quiet area with residential neighbours, therefor we cannot accomodate wild party type weekends at this property and damage deposits can be forfieted as the result of noise complaints, although the house is well equipped and quiet group celebrations are very welcomed.
