Inside the garage, the well-appointed game room offers entertainment options such as ping pong, arcade video games, Connect 4, Tic-Tac-Toe, and an Xbox console. Whether you seek fun or relaxation, this delightful property is the perfect destination for both!

This home does NOT allow children between the ages of 0-3 years under any circumstances. Any guests over the age of 3 are required to know how to swim, including adults. If these conditions cannot be met, we invite you to browse through our inventory for alternative accommodations that do not have a pool.

The main house will remain vacant throughout your stay, ensuring that you are the sole occupant with no other tenants onsite.

- QUIET HOURS: 9pm - 9am
- NO PARTIES, GATHERINGS, NO EXTRA GUESTS THAT OVER OCCUPIES THE HOME, OR EVENTS ALLOWED. Strictly enforced.
- THIS HOME IS PET FRIENDLY: There is a $50 pet fee per night, per pet. Up to 2 pet(s) allowed. We only accept dogs, cats are not allowed due to homeowners allergies. Please inquire about other pets allowed with our Reservations Department. Please note that on Airbnb these fees are collected after the booking has been paid and someone from our team will reach out to you to collect the pet fee.
- VIDEO & PHOTOGRAPHY: There shall be no video, still photography or film production of any kind without the express written consent of the owner. Fees apply.
- This home does NOT allow children between the ages of 6 months-3 years under any circumstances. Any guests over the age of 3 are required to know how to swim, including adults. If these conditions cannot be met, we invite you to browse through our inventory for alternative accommodations that do not have a pool.
- SMOKING: This home and all Vacation Rentals by Kimberly properties are strictly non-smoking. Smoking of any kind is not permitted anywhere on the premises. A minimum $250 fee will be charged if evidence of smoking is found.

PLEASE NOTE!
- Please take note that this home is NOT baby and/or child proofed. It is your responsibility to walk the home and/or property upon arrival, to make this space safe for your children. We assume no liability for harm/death to any baby or child staying or visiting this vacation rental.
- Please note that early check-ins and late check-outs are available at our discretion. There are extra fees for either of these add-ons when available.
- There is exterior surveillance camera recording 24/7. The camera is overlooking the driveway
- Only the casita is included in your rental agreement, the main house is not included.
- The main house will remain vacant throughout your stay, ensuring that you are the sole occupant with no other tenants onsite.
- The entire property can be rented as the 'Pickleball Pointe' for up to 10 guests.
- There is no hot tub at this property.
- There is an EV charging outlet, but the cable is not provided. You must bring your own cable.

CANCELLATION POLICY
- A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty
(30) days prior to the arrival date will incur no penalty, aside from a $500 restocking fee.
- Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment (not including deposit and cleaning fee).
- Cancellation or early departure does not warrant any refund of rent. If you wish to shorten your existing reservation with VRBKIM, and your reservation is further than 30 days away, we do charge a $100 restocking fee to make this adjustment.

Parties and Overoccupancy Policy:
- If the guest violates any of our rules regarding noise, parties, or overoccupancy, and the host receives complaints from neighbors, a $500 fine will be imposed per occurrence. In addition, should these allegations be found true, the guest will be subject to immediate eviction without a refund.
