Budget hotel close to downtown Tulum
Rooms are clean, and staff are nice. But room does not have a safe to lock away valuables. We didn't ask for breakfast at the hotel because of all the great food options in Tulum. Note - they do not accept credit card for hotel payment! We were very surprised as this was not mentioned in the booking or when we checked in, and we didn't carry that much cash around. And this time if the year, the banks in Tulum also run out of cash. Eventually they agreed to let us pay with PayPal. Overall, this could be a good budget hotel option if you book well in advance so you don't pay high prices.
Everything was nice at the Hotel. Staff very friendly. About a 2 block walk to all the nice restaurants in Tulum.\

Very good location
We really loved Tulum. This hotel fit us just right. There was cooking utensil and burners, if one needed. They had fresh filtered water which was great, as we did not drink the water while we stayed in Mexico. I wouldn't say they offer much of a "complimentary breakfast". They offered coffee and pastries. We bought our own milk and cereal and fruit which was suffice for us as we had a small fridge in our room. The Tulum ruins and beach were about a 15-20 mins bike ride from the hotel. We usually took a taxi as we had camera gear with us. We visited 2 ojos cenote which was about 15 mins from the hotel taking a collectivo. Location was great! lots of restaurants and cute shops. The ADO is about 10 mins away walking. The look of the hotel was very cute and made you feel like a local. We felt very safe in this area
Great value little hotel. Close to the main strip of Tulum in a little oasis. Recommended for those who want to save on costs,but don't want to stay in a backpack hostel.
Clean, good location, helpful staff. Breakfast is included but not substantial. Good wifi and aircon. Would recommend. Stayed 5 nights and would return.
We stayed at Las Tres Palmas for 6 nights. It was very clean and comfortable and the staff were so wonderful and accommodating. Our room was cleaned each day and the fresh, hot coffee brewed each morning was delicious! In terms of location it couldn't have been better, especially if you want to not only enjoy the beautiful beaches & restaurants but be close to town and easy access to the highway if you have hired a car to travel around and see the sites. I would definitely stay here again.
2 bedroom, air wasn't strong enough to cool two rooms....shower curtain had mildew spots, shower floor was gross wore my flops in there. Kitchen not ver clean either.
Best part of our stay was the coffee area with fruit and cookies, and of course coffee.
Little hard to find initially but once got there was welcomed by George with a big smile who was always really friendly and helpful. Room was huge with two beds, kitchen, bathroom and air con. Great location to hire a bike from and explore Tulum. Don't miss the ruins.

central in tulum
I was looking for a room in Tulum with a fridge and kitchenette and this hit the spot. Nothing really fancy but after getting familiar with the town I found this to be a good fit. The lady at the desk spoke english well and was very helpful with any questions I had. Beach was a long way away but bicycles were $5 for 24 hrs. No hills so a very pleasent 20 min bike to the beaches.
Pros:
-good bed and quiet
-kitchen in the 4-5 person room
Cons:
-no parking
-no elevator and narrow stairs (there's no way of avoiding stairs,at least a floor)

Comfortable secure hotel in good town location
Room was good size with adequate ensuite. Immaculately clean. Handy location close to good cafes and restaurants. Collectivo to beach passes door.
The staff was very nice. The hotel is reasonably maintained, not luxurious but decent and clean. To get a nicer place would cost a fair amount more. The area is a typical neighborhood, some noise, but no more than normal.
Came to this hotel to find that they have us booked for one night when we made a reservation for two. Room was a bit of a dump, wires showing, loud A/C, uncomfortable beds. On the positive side, the hotel owner came the next morning and offered to put us up in an apartment he owns/rents out, gave us a 10% discount and had our luggage moved at his expense. That was really nice of him and the apartment was infinitely better than our room at the hotel. If you want to book, I suggest you ask about the apartment.
Friendly staff and OK location but rooms were old, basic and not very clean and the room was very expensive for what it is.

Rough diamond
It's not the most glamorous of locations but Les Tres Palmas is a rough diamond. Our room was a reasonable size and kept spotlessly clean. We appreciated the basic kitchen area as it was perfect for breakfast and snacks. The shower takes quite a while before hot water appears but is otherwise great. Clean towels were provided daily. The WIFI is fantastic- better than larger hotels! Things that could be improved but were not detrimental: noisy fridge and a few more pillows. Given its central location, a bit of noise from rubbish trucks and other guests was expected. A neighbour in the adjacent property is a big fan of German heavy metal (played loudly) but fortunately gave it a rest in the evening. The best part of Les Tres Palmas was its proximity to the hub of Tulum which gave us a chance to explore its shops and restaurants. We had no problem parking our hire car outside the hotel.

Again, this is NOT a stay on the beach, but PERFECT for a quite stay close to all the real action. The beach and other destinations are not far at all (maybe 20-30 min walk, 15 min bike, 3 min car (just guessing))
The room had excellent wi-fi, TV, a kitchen, airconditioning, accommodating staff and hot water (although it takes a little bit to warm up.)
good hotel experience overall, and value for money.
the a.c. power needs to be adjusted manually using a power switch on another wall but works well. comfortable bed and sufficient kitchen equipment.
also provides bikes for rent. the breakfast is very simple _ coffee, biscuits and fruit.
curtains could be wider as they do not cover the entire window. 3 blocks from the main road.
The problem began when I couldn't find the place, the neighbourhood looks bad (the streets barely have any lights). Did not accept credit cards. Very weak water flow, impossible to take a shower. No parking and no breakfast, unlike promised at the reservation. Poor cleaning, my bed was a little wet. On top of it, the air conditioner did not work.

Clean bed, good wifi, hot shower
This is a basic hotel with good, clean beds and hot water if you wait long enough for the water to turn hot that is. The breakfast consists of cookies and very ordinary coffee with no milk. You have to wait till 8;00AM to get coffee served in the "terrace" in somewhat unhygienic conditions. But people at the hotel seem to be simple and honest and try to be helpful. The hotel is on a small street where street dogs keep barking. As long as you set your expectations accordingly you should be okay. Bus station is a 10 minute walk from the hotel.
