SHARED WATERFRONT AMENITIES
Heated outdoor pool, fishing pier, sandy sunning area, outdoor fitness area, volleyball, fire pit, grills and on-site bar and grill. These spaces are shared and managed by the resort; availability may vary. The sandy area has no swimming access. Ben T. Davis Beach is nearby for a public beach outing. This property is on Tampa Bay, rather than the Gulf beach.

PARKING & LAUNDRY
Free on-site parking is available; use authorized guest spaces and display any required pass. Trailers, boats, campers and jet skis are not permitted. Paid shared laundry is on the third floor, near the elevator. There is no in-unit washer or dryer.

BEFORE YOU BOOK
The booking guest must be at least 18. A digital rental agreement, legal photo ID and verification selfie must be completed online before arrival; this cannot be done in person. Refunds are not issued for failure to complete these requirements.

OTHER THINGS TO NOTE
- Damage Waiver: Every reservation includes our Damage Waiver Program, covering you for up to $500 in accidental damage to contents (e.g., linens, towels, wine) during your stay. This is not insurance and does not replace travel or liability insurance.

The home is regularly treated for pests. However, due to Florida's warm climate and proximity to the water, occasional pest sightings may occur despite routine treatments and do not necessarily indicate an infestation. Refunds or compensation will not be provided for occasional pest sightings.

Please note that certain circumstances beyond our control may occur during your stay, including severe weather, citywide power or internet outages, construction or noise outside the property, temporary amenity closures, utility or municipal repairs, or activities taking place on neighboring properties or units.
While we make every effort to ensure a comfortable stay and will assist whenever possible, these situations are outside of our control and are not considered property-related issues. As such, refunds, discounts, or compensation cannot be provided for any inconvenience resulting from these circumstances.

- Supplies: Complimentary toiletries, paper products, and coffee are provided for approximately the first 3-5 days of your stay. Nearby stores make restocking easy if needed. Towels are provided for approximately the first 2-3 days; please use the on-site laundry facility to refresh them. For stays of 5 nights or longer, you may request replacement towels, subject to availability.

- Pack 'n Play: Pack 'n Plays must be requested in advance and are subject to availability. Please request one at the time of booking to confirm availability.

- Items Left Behind: If a guest leaves personal items behind and requests their return, they are responsible for a $35 service fee plus packaging and shipping costs. We are not responsible for any loss or damage to left items once the guest has departed.
