Nestled along Laguna Bay, the property features a lighted fishing pier, private boat docks, a fish cleaning station, and even a spot for windsurfing—all right outside your door. Manicured grounds and a laid-back atmosphere make it easy to unwind, while the large swimming pool, tennis court, and pickleball court keep the fun going. Just a five-minute walk brings you to South Padre’s endless sandy beaches, and you`re also within walking distance to local restaurants, shops, and island entertainment. Whether you’re here to relax or explore, Las Brisas is your ideal home base.

As part of our commitment to providing a comfortable living environment, we supply an initial supply of toiletries upon move-in. This includes essentials such as toilet paper- one roll per bathroom, hand soap, dish washing soap, 1 dish washing pod, 1 wrapped sponge, 1 roll paper towels, 2 trash bags, 1 single use size shampoo/conditioner/lotion per / full bathroom, 2 disposable toothbrushes and 1 toothpaste per / full bathroom.
However, please be aware that any additional toiletries beyond the initial supply will be the responsibility of the tenant. We kindly ask that you manage your toiletry needs accordingly and purchase additional items as necessary.

-You must be at least 30 years old to book this condo.
-2 parking spaces available per condo rental.
-Boat slips are assigned by the office upon check-in.

1. Check-In & Check-Out
Check-in and check-out details will be provided one the day prior to arrival.

Requests for early check-in or late check-out must be approved in advance.

2. Occupancy & Guest Responsibilities
Guests agree to:

The booking guest is responsible for all members of their party.

3. Pets & Service Animals
Pets are only allowed in designated pet-friendly properties.

Service animals are permitted in accordance with applicable laws. Emotional support animals must follow the property’s pet policy.

4. Damages
Guests are responsible for any damage beyond normal wear and tear.

7. Right to Refuse Service

8. Natural Water Hazards - We want you to enjoy the water safely, so please take a moment to review the following:
Our waterfront properties are located in a natural coastal environment. Oysters and other marine life may attach to docks, ladders, and surrounding surfaces.

Oyster shells are extremely sharp and can cause serious cuts

Guests should use caution when in or near the water

Water shoes are strongly recommended

Do not climb on or handle oyster-covered surfaces

Swim at your own risk.

No Lifeguard on Duty
There are no lifeguards at any of our properties.

All water activities, including swimming and fishing, are at your own risk

Children must be supervised at all times

Pool Safety (Where Applicable)
Some properties include access to private or community pools.
