Regarding the Grill: While we often have a grill available for guest use, we cannot guarantee its availability or condition for every stay. The cabin needs a lot of improvements. Several boards need replaced. Some lights didn’t work. The arcade game cord was severed and sparking. The upstairs has a musky, damp smell. It wasn’t bad and my family was fine staying there, but the place definitely needs work. We have stayed in probably 6 other places in the Smokies in a similar price range and this place was in the worst shape.

This property was so bad we were unable to stay out length of the rental. The cabin has a very disgusting smell, the porch does not have a welcoming feel that I would want to sit out on, the arcade games don’t work. I would not recommend this cabin.

Everything was as described, the only thing off was the arcade was inoperable when we arrived but during our stay the host had the power cord replaced. My children were very appreciative. Wildlife was plenty! 5 minutes into our stay there was literally a bear on our front porch. And on day 3 one sauntered on the deck next to the hot tub. Take precautions regarding food and I wouldn’t leave children unattended outside for that reason.

This unit host was great. The place was clean and the pictures were actually realistic. My issue was the loud floor and beds in the lofts. My teen daughters staying up stairs were trying to be respectful but the floor was not great. I could see the light coming from above. Hear everything they said from the first floor master. The noise from their footsteps was very loud. One of the beds was maybe missing a board so it was slanted. The other reason I gave this unit a 3 is the hot tub. It was clean but many of the jets didn’t work. The water was lukewarm. We were looking forward to the hot tub but it was disappointing. We did have a great stay but these issues need addressed to get a higher rating.

Property was poorly maintained. Screen door from driveway was damaged, hot tub surround was falling apart, mice poop in the pantry with leftover peanut butter container on the shelf. Notified the property manager and Avada properties via email on first night with no response until I called the office on day 2. They did send a maintenance man out, cleaners for the mouse poop (already cleaned up myself because it was gross) and exterminator but these items should have been addressed prior to renting to a customer. Customer service was responsive or the score would be lower.

I would NOT recommend this cabin or any cabin owned by this host, Justin Anderson or Avada properties. We couldn’t stay there because of how awful it smelled. It was very damp and smelled of mold. One of our kids has serious allergies and we felt we would’ve ended up in the hospital. We left after two hours of being there. Host and property management company refused to work with us or even help us find another place to stay.

Enjoyed the Hot Tub!

We stayed five nights in February, 2025. We enjoyed the cabin, the beds, the cleanliness, decor. There was little sound barrier between our bedroom and the upstairs beds above us, and there was only one shower for the 4 of us. Also a couple items were in disrepair- torn screens on porch, rotting steps, a leg was off one of the chairs in the living room. We had a very pleasant stay, but lacked communication when the internet went out halfway through our stay. Could not contact hosts to get tv restored. Made do. Not easy to park at the site. Narrow drive or steep steps are the choices. Loved making a fire in fireplace.

Tucked away

We really enjoyed our stay. Very clean and great cabin feel. Contact person was efficient and fast. Master bed was very comfortable. Son loved having the loft all to himself. I loved how it is tucked away on the mountain. One suggestion would be to let people know about the stairs you entering the house incase someone is injury. Maybe you did and I just missed it. And, possibly the parking. We arrived when it was dark and couldn’t see much. 😊👍
