Room was just above street level and garbage trucks came at 4:30am then soon after that cleaning crews at delivery trucks. So very loud. Manager made no effort to change our room. Didn’t care we didn’t get any sleep.
No one on staff. They rely on a customer service lady who is available by phone only. She had no accurate knowledge of the property and consistently gave us the wrong information as to how to enter the room. Room itself is on the fourth floor mezzanine and, while there is a very small lift, it was difficult getting all the luggage up the final level. Great location, but a terrible business model.
The location was great except our taxi couldn’t drive down the street to drop us off so we had to drag our luggage.
We had specified we must have 2 beds when booking the room. Not only did we NOT have separate beds but we were forced to share a double bed. When I went to let the gal who checked us in that we were supposed to have 2 beds, she just shrugged her shoulders. She couldn’t care less.
Our room was hot. It was supposed to be air conditioned but there was no control, no thermostat in our room. The gal at the desk said there was just one control for the whole place and they couldn’t make it any cooler.
No Breakfast. If you call the two stale buns as breakfast, it was terrible.

Not regularly staffed so had to use Whatsapp to enter, since the door is always locked. Easy to walk past! Popular eating just outside door. It was quiet, just odd
The service was great! I had difficulty getting my payment to be accepted (totally my fault) and Parisa was very patient with me while I figured out what I was doing incorrectly (eSIM difficulty). I finally got it figured out minutes before they closed for the day.
We had a wonderful experience during our stay. The location was excellent, close to everywhere we needed to go. Our room was clean and offered a lovely view. Parisa was very helpful and made both check-in and check-out very super easy, even though we arrived outside the usual hours. The Wi-Fi was a little slow, but with all the other positive aspects, this was just a minor detail. Overall, a great stay!
I was shocked at the very poor communication. I noticed 12 days before arriving that i had booked the wrong days by one day. I tried calling several times and the phone was never answered other than by machine. When I left a message I received no response. I also tried emaling and again received no response. I used the contact us feature of their web site 3 times, again without reponse. I had expedia reach out to them and they tried for three days but couldn't get a response. I finally got a whats app message a day before checkin saying they wouldnt change my booking. When we did check in there was no person to talk to, just whatsapp message. The combiation to our door was wrong to they remotely unlocked it. When i asked how we could lock the door when we were out of the suite they said just leave it open. There was an external door that did work but there was another door besides ours behind that. They said no one was staying there so I just had to leave our suite unlocked the entire time trusting that the other suite wouldnt be rented. The place had a dishwasher but no soap. When I asked for soap they said they didn't provide that. There was a dirty cup in the sink when we arrived and no dish cloth. We stayed an extra two days in Rome and stayed at a different Airbnb. The contrast couldnt have been greater. They looked after everything wonderfully and anticipated our needs. They even welcomed us with a bottle of wine and snacks.
The room was average clean. The coffee maker had water in it with very visible mold in it. Looked like it had been in it for a long time. During check in I asked to use the restroom and I was denied. Was told I needed to go to a restaurant. The safe in the room did not work either. Area nice but very loud at night.
In a great area with tons of bars and restaurants, all of the main attractions are walkable if you’re down to walk. Watch out for some of the more touristy restaurants overcharging table fees.
Spagna staff were great and quick to respond.

Stayed in the Aqua room which is in a different building than the hotel. While the location is close to high end boutiques and the Spanish Steps, there isn’t a ton to do in the area. The room itself smelled and the wifi was inconsistent. Very basic amenities provided (like a bar of soap and a packet for shampoo). The shower was small, narrow, and rusty. Overall a place to sleep at night but don’t expect to be comfortable or relaxed during your stay. Would highly suggest a different option in Rome that’s more comfortable.
Not a true hotel. There is a desk person in a separate part of the building that is only available between noon and 5pm. I specifically booked a two-bed room as I was travelling with my teen daughter. I got a room with one double bed. No help with sleeping arrangements with this and I ended up sleeping on the floor for 4 nights. It is also a noisy area and you will hear glass smashing at 5am every morning from garbage collection. Otherwise it was clean, in a great central area and safe.
