A cozy and quiet 60-square-meter apartment, ideal for 4 people, located on the first floor of a historic building with an elevator (not accessible to people with disabilities). The property is situated in an area with plenty of amenities, just a short walk from Piazza Bologna (metro station), the area’s commercial hub along with the surrounding side streets, and a short distance from La Sapienza University and the Umberto I Polyclinic.

The apartment is located near the Nomentano neighborhood, a residential area in the northeast of the city. The neighborhood centers around Piazza Bologna, the commercial heart of the district along with its side streets. Behind this square, between Viale XXI Aprile and Via Nomentana, lies an area rich in numerous buildings surrounded by greenery, built between the late 19th and early 20th centuries. The property is a short distance from La Sapienza University and the Policlinico Umberto I hospital complex, one of Rome’s most well-known.

The neighborhood is very lively, with plenty of shops, bars, and restaurants. Furthermore, it is well connected to Rome’s historic center via the metro (the Bologna station is a 5-minute walk away) and the numerous bus lines—including night buses—that stop nearby.

The use of air conditioning and heating is subject to compliance with current Italian regulations (Presidential Decree No. 74 of April 16, 2013; Ministerial Decree No. 383 of October 6, 2022).

Summer: The average air temperature must not be lower than 26°C for all types of buildings.

Winter: The weighted average air temperature must not exceed 19°C. The operating period and daily operating duration depend on the climate zone defined by the regulations.
