- There's an attached mother-in-law suite that is attached to the main home. There may be some movement and work being done during the hours of 10am and 4pm in the main home but will not be loud.

- We’ve partnered with Truvi / Know Your Guest to ensure a safe experience for you and all our guests. Rest assured, your data is secure with them.

Before your stay, kindly complete a quick verification and choose one of these options:

1. Damage Waiver (non-refundable): $25 + transaction fee

2. Security Deposit (refundable): $200 + transaction fee (takes 5–10 business days to process).

We recommend the damage waiver for worry-free protection.

ADDITIONAL RULES AND INFORMATION:

- TVs are all ROKU Smart TV which include the ROKU channel APP ( which is similar to cable)

- We do have guest mode available on the TVs where you can sign in to any of your own APPS that require subscription.

- HVAC thermostat does not go below 70 degrees to avoid freezing of coils. Especially in the summer time (This is recommend by our HVAC provider) which could result in system failure

- We would appreciate if all games were organized and put back where you get it from. (Axe game Cornhole, connect four, etc)

- NO PARTIES & NO SMOKING Policy will be strictly enforced. $500 FINE

- You can access the pool and request (optional) pool heating for $150 per night. All nights of the stay must be paid off.

- For paid pool heating, please remember to cover the pool with the solar tarp, "bubbles facing down," when not in use to maintain the temperature.

- The Pool Does not have a pool fence and agreeing to the house rules is an acknlodgement to the responsibility of the guest to supervise their children within their group including safety precautions within the guests own group.

- Please scrape the BBQ and shut off the propane tank before check out.

- King Bed is located in master bedroom

- Queen bed pullout in the small living area

- Twin bed sofa pull out in the master bedroom

- Max occupancy for entire property is 6 (5 people can stay the night and 1 guest ) if 3 people are staying over night you can incite 2 guests , etc

-There may be noise in the Main Home as it's being remodeled but it will be minimal and not before the hours of 9am nor later than 5pm

-Please reach out before hand before booking with any other questions

- (If) Emotional support animals will have a pet fee of $150.

- We cannot accept deliveries on your behalf as we lack mailbox or secure receiving facilities. To ensure your items arrive safely and on time, please have them sent to your home address.

- Check in is at 4pm. There seems to be a glitch on Airbnb where you may be able to select a check in time. Please assume and expect the check in time to be always at 4pm.

***WHEN YOU CHECK-OUT***
- Late check-out fee: $100 for every additional hour beyond the check-out time.
- Please note that we implement this to ensure our cleaners have sufficient time to clean the property.
- PLEASE make sure to put the temperature of AC to 80 degrees.
- HVAC companies recommend setting a minimum temperature of 80 degrees Fahrenheit on the thermostat to avoid freezing up coils and other potential damage to the AC unit. We have experienced many urgent repairs within the last few years that would have been avoided by implementing this earlier. We do not want you to experience AC problems during your stay so we have implemented this recommendation. Thank you.
