Renovated semi-detached family home on a former wine estate, just outside Pézenas, allowing for walks in nature directly from the property, yet less than 3 kilometers from the town center. This town, with its rich heritage of artisans and art galleries, offers numerous festivals and traditional celebrations, including the Poulain Festival, the Boby Lapointe Printival, film screenings, a traditional and organic Saturday market, a museum, guided tours, and more. The house, close to the A75 motorway, is a 25-minute drive from Béziers/Cap d'Agde Airport (BZR), 50 minutes from Montpellier-Méditerranée Airport, 16 km from the beaches, 20 km from Béziers, and near the Hérault Gorges, Lake Salagou, the Orb Valley, and the Étang de Thau... The 40m² living room, with its wood-burning stove, opens onto a terrace with a shaded pergola in summer and onto the courtyard, with a barbecue/plancha area, a pétanque court, and parking spaces on the property. The three bedrooms are air-conditioned (reversible air conditioning) and have double-glazed windows. Bed linen and towels are provided, and the bedding is new or recently replaced (160x200 and 90x200). The master bedroom, with its en-suite shower room/WC, is equipped with a coffee maker, a kettle, and a mini-fridge, and can accommodate a travel cot; a baby bath/changing table and a high chair complete the baby equipment. The bathroom shared by the two other bedrooms has a bidet, a sink, a shower, and a toilet. On the landing, the library offers books for all ages and a few games. The kitchen is very functional: dishwasher, oven, microwave, fridge-freezer, induction hob, and ironing area.
