Villa Montefalconi is located in the territory of Peccioli, a Tuscan town that has distinguished itself in recent years for a very important tourist development. The villa is an old farmhouse completely renovated but maintains the charm of a country house, immersed in the unspoiled nature and tranquility of the most authentic Tuscany. Even inside, the atmosphere is typical of a Tuscan farmhouse with its most characteristic elements such as the built-in kitchen, terracotta floors, ceilings with exposed wooden beams, a large living room interspersed with arches and with a stone fireplace. The furnishings are refined and with attention to detail, recalling the classic Tuscan style that, with the pastel colors of the walls, create a warm and welcoming atmosphere. The villa is surrounded by a large garden, where there is also the swimming pool, where you can spend time immersed in the quiet of the surrounding countryside and enjoy moments of conviviality thanks to the areas equipped with sofas or the outdoor dining area. The location and atmosphere of Villa Montefalconi will be the ideal ingredients for spending serene and relaxing holidays immersed in the green Tuscan countryside but, at the same time, it can be transformed into a strategic place for visiting the most beautiful cities of historical, cultural and eno-gastronomic interest in Tuscany, such as Volterra, San Gimignano, Siena, Chianti and many others.

Interiors:
Villa Montefalconi is spread over two levels on a total area of about 550 square meters. On the ground floor there is the built-in kitchen with access, through a French window, to the garden, the large living room with stone fireplace with dining area, sofa areas with TV corner and a billiard table. The living room accesses directly to the garden through French windows. The floor is completed by a full bathroom with shower. At the entrance there are stone stairs that lead to the first floor, consisting of a sitting room with fireplace (ornamental) and the sleeping area where there is a double bedroom, a single bedroom with a French bed, three double bedrooms with joinable beds, a bathroom with shower, a bathroom with shower and bathtub and a double bedroom with en-suite bathroom with shower. Air conditioning in the rooms.
Park:
The park surrounding the villa covers an area of about 2000 square meters and is completely fenced. Once you cross the first access gate, you follow about 300m of dirt but well-maintained road to get to the second gate that leads to the outdoor parking area inside the property. The entire garden is covered with grass and enriched by varied vegetation such as oaks, cypresses, firs and tall trees that partially delimit the perimeter, thus ensuring privacy for guests. From the parking area there is a gravel driveway that crosses the garden to reach the pool area, bordered by stone walls embellished with flower pots or aromatic plants, where rosemary stands out. The front door is framed by a beautiful jasmine plant. In front of the kitchen there is an outdoor living area with a built-in barbecue and, adjacent, the covered outdoor dining area and the wood oven. Inside the garden, near the outdoor dining area, there is also a table tennis table. N.B.: Please note that photo shoots are usually carried out in spring, so the colors and blooms of the gardens, lawns and parks may be different when you enter the villa.
Pool:
The pool area is located in the extreme part of the garden, is completely fenced, is a few meters from the house and can be reached through the lawn. The pool is rectangular in shape and has a ladder for access; the pool measures 10x5 m with a depth varying from 1.20 m to 1.40. The solarium area covers an area of about 150 square meters covered in terracotta, equipped with lighting and equipped with sun loungers, umbrellas and a shower to offer maximum comfort to guests. The pool is chlorine-purified and will remain open from the last Saturday in April until the first Saturday in October.
