Pool & Community Guidelines
Guests of Bradley on the Bay are expected to follow all condominium association rules:
• Pool hours observed (10 AM to 8 PM)
• No glass in pool area
• Children supervised
• No unsafe behavior
• Quiet hours enforced (10 PM to 8 AM)
The community pool is managed by the building and not the host.
Pool availability may be seasonal and is not guaranteed, as closures may occur due to maintenance, repairs, or end-of-season schedules.
This is a family-friendly building with long-term residents who value calm evenings.
Linens & Towels:
- Beds are made with sheets, pillowcases, mattress and pillow protectors, blankets and comforters
- Towels and wash cloths are available
- A washer and dryer are available for guest use should you wish to refresh towels or linens.
Nothing is allowed to be hung out to dry on the front railing or the deck railing (this includes towels and bathing suits).
Parking Details
Two dedicated parking spaces are provided. Parking pass(es) must be left in the car dash or hung on rear view mirror, and left on island when checking out.
Failure to return pass will result in a $150 fee for each not returned.
Strict No Smoking Policy
No smoking or vaping allowed anywhere, including the balcony.
Evidence of smoking or vaping will result in a $1,000 cleaning and remediation charge in addition to any other community fines assessed.
A short-term rental agreement and ID verification may be required prior to arrival.
Reservations made under false pretenses or in violation of house rules may be canceled without refund.
Guests are responsible for any damage beyond normal wear and tear. Excessive cleaning will result in a $175 cleaning charge.
Exterior cameras monitor entrances and parking areas. No interior cameras are present.
This home is best suited for guests who value cleanliness, peace, and respectful behavior.
If you're looking for a party house, this is not the right fit.

Other things to note:
Occupancy is limited to the number of guests listed on the reservation. Unauthorized guests or parties are strictly prohibited.
Quiet hours are strictly enforced from 10PM-8AM. Excessive noise or disturbances may result in fines or immediate removal from the property without refund.
Property is NOT handicapped accessible, it is located on the second floor with only steps available.
No pets allowed. Failure to follow this results in immediate removal with no refund including a $1,000+ charge if there is any evidence of a pet. (If you purchase/win a hermit crab in a cage, or a fish in a bowl this is ok)
Guests are responsible for complying with all local laws, HOA rules, and community guidelines.
Check-in and check-out times must be adhered to unless otherwise approved.
Any violations of these policies may result in additional charges, cancellation of the reservation, or removal from the property without refund.
If you would like to inquire about requesting an early check-in, please note that all early check-in requests are based upon availability.
Should you encounter any issues with appliances, HVAC systems, electrical components, or cleanliness, etc, please do not hesitate to inform us promptly and provide photographic evidence. We require that you allow us the opportunity to rectify the problem during your stay, as our response time is typically less than an hour. We will make every effort to address and resolve the situation to the best of our ability. However, please understand that such maintenance issues do not warrant refunds. By booking this property you agree and understand no refunds are given. Basically I want you to have the best time, create awesome memories, while respecting my home. Accidents can happen, just please make me aware of them (if any) so I can fix it. If it’s something small, I’ll most likely say no worries. If it’s big and/or costs me, it’s only fair to be responsible and pay the bill.
