INTERIOR
Upon entering the home you are invited in by cathedral ceilings and an open concept living room to cozy up in. Off the living room, the home divides into a split floor plan with the primary suite to the right and two additional bedrooms to the left.
The primary suite provides a King size bed, private bathroom with a spacious walk-in shower, floor length mirror, bench for unpacking, designated work space desk and a walk in closet space.
The bedrooms on the other side of the home provide a variety of sleeping spaces with one Queen size bed and two Single beds. In the Queen room you will find a large closet and a full-body mirror. Across the hall you will find the bedroom with two Single beds and closet space. The hallway bathroom with tub/shower combo is shared by these rooms.
The kitchen and dining space open up beyond the living room home and provides an amazing space for preparing and cooking your next meal! The fully-stocked kitchen is equipped with coffee maker, baking sheets, and much more.
The washer/dryer can be found just around the corner by the master suite of the home. Laundry supplies are provided for guests to use if needed.
EXTERIOR
The home is easily accessible by a long driveway leading to the right side of the home where a spacious garage is available.
The other side of the house has 2 paddocks on about a half acre of land with 2 stalls for horses.
Parking-
The home is easily accessible with a long straight driveway to the right side of the house. This provides enough room for 4-5 cars to be parked. There is no area for street parking. We ask that you do not park in the grass.
Keyless Entry-
Guests will be provided a door code for entry. This code will be used on the keypad providing access to the front door of the home.
Other things to note
We ask that you take care of the home as if it were your own. We hope to provide a great space for all guests to unwind and relax during their time here!
✅ This property has special local compliance requirements which include a signed rental agreement, ID verification, and security deposit. We know security deposits are annoying, so to make it easier on you we have 2 options that you can choose between:
Option 1: Damage Waiver ($59) - Have a worry-free stay with coverage for up to $1500 for accidental damage (spills, breaks, mishaps) with no surprise charges. Just relax and enjoy your stay. Coverage up to 10 nights, +$2/day for longer stays, and provided by a third-party insurance company.
Option 2: Security Deposit ($1,500) - Refundable temporary hold that releases after your stay.
To make this process easy for you, we use a secure and very simple, app-free platform called Happy Guest. It is not an app, and you do not have to sign up for an account - it`s a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots.
Your guest portal includes upgrades that you may want to enhance your stay. These upgrades are optional and include:
Horse/Stall Fee- $250 Per Horse Per Stay
- 2 Horses Max
- Up to 1 month. For stays longer than 30 days, it will be $250 per month per horse.

Rental Agreement:
1. LIMITED OCCUPANCY: Occupancy is limited to the maximum number of guests stated in the listing. Only registered guests included in the reservation are permitted to stay at the property. If the Owner concludes that this policy has been breached, the Owner reserves the right to expel the entire party with no refund.
2. NON-DISTURBANCE CLAUSE: Renter and their guests shall not disturb, annoy, endanger (fireworks), or create inconvenience for neighbors nor use the premises for any unlawful purposes.
3. CARE OF PREMISES/DAMAGES: NO UNAUTHORIZED PETS ALLOWED. NO SMOKING PERMITTED IN HOUSE. Automatic eviction plus forfeit of deposit and rent if violated. Renter agrees to pay the Owner for any damages to furnishings, household items, or pool that occur as a result of Renter’s occupancy. This will include payment of any additional cleaning charges over $100.00 incurred due to Renter’s occupancy.
4. OWNERS RIGHTS: Renter agrees that if the conditions and limitations set forth herein are not met, Owner shall have the right to cancel this agreement and may enter the Property, either by statutory proceedings or by force, to inspect the Property and ensure that Renter has vacated the Property. All monies paid by Renter shall be forfeited as liquidated damages.
5. INDEMNITY CLAUSE: Renter hereby agrees to Indemnify and hold the Owner harmless from any and all claims, including those of third parties, arising out of or in any way related to Renter’s use of Property or the items of personal property provided therein. Renter assumes all risk of injury or other losses relating to any recreational activities, including the use of the private swimming pool on the Property, and will hold Owner harmless with respect thereto.
6. NO SUBLETTING: Renter may not sublet or assign this lease for all or any part of the premises without the prior written consent of the Owner.
7. REPAIRS AND MAINTENANCE: The Property is rented with the Owner’s furniture and household furnishings. The owner shall not be responsible for providing additional furnishings or equipment not presently available in the Property. Renter will report any maintenance issues immediately to the Owner. The owner will make every effort to repair and/or replace any equipment that is not working properly but cannot guarantee that all equipment is in good operating order at all times and no rate adjustments or refund will be made for equipment or appliance failures.
8. CANCELLATIONS: The cancellation terms applicable to this reservation shall be governed by the policies of the platform through which the reservation was booked.
9. PARKING: Parking rules, designated areas, and instructions will be provided in your check-in details prior to arrival.
Guest Agreement for Property with Horse Accommodation
This Guest Agreement (`Agreement`) is entered into on the date of booking between Joe, JAM1 Prestige LLC (`Host`) and the undersigned guest (`Guest`). By agreeing to this Agreement, the Guest acknowledges and agrees to the following terms and conditions regarding their stay at 2195 SW 80th Ave Ocala, FL 34481 (`Property`).
1. General Terms of Stay 1.1 The Guest is permitted to bring up to two (2) horses to the Property for the duration of their stay. 1.2 The Guest agrees to abide by all rules and policies outlined in this Agreement and those provided within the STR listing or on-site instructions.
2. Horse Accommodation and Care 2.1 The Guest is solely responsible for the care, feeding, and general well-being of their horses during their stay. 2.2 Horses must be kept in designated areas only and must not cause damage to the Property or pose a safety hazard to other guests or animals. 2.3 The Guest must ensure their horses are current on all required vaccinations and are free of contagious illnesses or conditions. 2.4 The Guest must clean up after their horses and dispose of waste in designated areas.
3. Limitation of Liability 3.1 The Host is not liable for any injuries, illnesses, or deaths of the horses during the Guest’s stay. 3.2 The Host is not responsible for any accidents, injuries, or damages caused by the horses to the Guest, other guests, third parties, or property. 3.3 The Guest assumes all risks associated with bringing their horses to the Property and agrees to hold the Host harmless from any claims, damages, or expenses arising from such risks.
4. Indemnification 4.1 The Guest agrees to indemnify and hold harmless the Host from any claims, liabilities, or expenses (including attorney’s fees) arising from the actions or behavior of their horses during the stay.
5. Property Damage 5.1 The Guest will be held financially responsible for any damage caused by their horses to the Property, including but not limited to fences, stalls, pastures, or any other facilities.
6. Emergency Situations 6.1 In case of an emergency involving the horses, the Guest must notify the Host immediately. 6.2 The Guest is responsible for arranging veterinary care or transportation for their horses if required.
7. Acknowledgment and Acceptance By agreeing to this Agreement, the Guest acknowledges that they have read, understood, and agreed to all terms and conditions outlined herein. Failure to comply with these terms may result in immediate termination of the stay and forfeiture of any payments made.
Renter and Owner, by signing these Rental Agreements, acknowledge that they will comply with the terms of these agreements, and each assumes the responsibility for the obligations set forth herein.
Renter acknowledges receipt of the House Rules.
Renter acknowledges that they have read, accept, and agree to the terms set forth.
CHECK OUT PROCEDURES:
1. CHECK-OUT NO LATER THAN 10am, unless otherwise discussed and approved.
2. All furniture should be returned to its original location.
3. Empty all overflowing trash in the garbage pails designated for this property (instructions will be provided)
4. Remove and dispose of all food items from the refrigerator and pantry/cabinets.
5. Place dishes, utensils, etc. in the dishwasher (if applicable) and turn it on when you depart.
6. Place all used towels in a pile on the bathroom floor and leave any used beds unmade. We’ll take care of the rest!
