The Space:

The Pacific has a way of resetting everything - and at Aria Ocean, it starts the moment you step onto your private balcony. Garden views open up in front of you, warm tropical air drifts in off the water, and shared beach access sits just a short walk away. Whether you spend your mornings paddling out on the kayak, afternoons cooling off in the shared outdoor pool, or evenings watching the sky change color from your balcony, Nuevo Vallarta moves at exactly the pace you set.

 

Sleeping arrangements

Two bedrooms sleep up to four guests across three beds. Each room is fitted with cotton bed linens, extra pillows and blankets, room-darkening shades, hangers, and closet storage - everything you need to settle in comfortably from the first night. Families traveling with little ones will find paid crib and pack 'n play/travel crib options available, along with children's books, toys, and children's dinnerware ready on arrival.

 

Living spaces

The condo occupies a single level with no internal stairs, and building elevator access makes moving between floors effortless. Central air conditioning keeps the interior cool and comfortable throughout the day. Natural light fills the living areas, and a dedicated workspace with a door gives anyone who needs to stay productive a quiet, separate corner to work from. Wi-Fi is available throughout the unit.

 

Kitchen & dining

The fully equipped kitchen puts home cooking well within reach. You'll have a refrigerator, freezer, microwave, oven, electric stove, dishwasher, drip coffee maker, toaster, blender, wine glasses, dishes and silverware, and barbecue utensils at hand. A dining table brings the group together for shared meals. Please note that basic kitchen utensils are provided as tools - oil, salt, and pepper are not supplied.

 

Outdoor living & shared amenities

Your private patio or balcony is set up with outdoor seating, and a hammock gives you another spot to slow the day down. The shared outdoor pool, outdoor dining area, and BBQ grill are all available through the building's common areas. The property sits right on the waterfront with shared beach access, and a solid kit of beach essentials is included with your stay - beach towels, umbrella, beach blanket, and snorkeling gear. Bikes and a kayak round out your options for getting on the water or exploring the coastline, and sun loungers are available for time by the shore. Outdoor areas are maintained by building administration.

 

Bathrooms

Both full bathrooms are well-stocked with shower gel, body soap, shampoo, conditioner, cleaning products, and hot water. Towels, bed sheets, soap, and toilet paper are all provided.

 

Parking, access & services

The unit does not include a dedicated parking space within the building, but a nearby space can be arranged - just reach out before arrival and we'll help coordinate. Self check-in is handled via keypad, and luggage drop-off is available for guests arriving early or departing late. A washer and dryer are located in the unit, and a laundromat is also nearby. Long-term stays of 28 days or more are welcome. Please note this is a non-pet-friendly property.



Important notes & fees

The cleaning fee covers pre- and post-stay cleaning only - no cleaning or laundry service is included during the stay. The nightly rate covers 1 to 4 guests; additional guests beyond this incur an extra charge of approximately $15 per person per night, though total occupancy may not exceed four guests. Electricity is included up to a set kilowatt allowance determined by season and unit size, confirmed after booking. Excess usage is charged at 5 pesos per additional kilowatt. Pets are not allowed, and no unregistered guests or visitors are permitted. Nuevo Vallarta is an actively developing area, and daytime construction noise may occur nearby. Due to the tropical environment, insects such as gnats may appear - fumigation is performed before and after each reservation, with additional fumigation available on request during your stay.



Guest Access:

Important Note: If you book after 9 p.m. the day before your arrival or the same day of your check-in, the apartment will be available for you from 6 p.m. onwards.



It is very important that you provide us with the names of all guests and their estimated time of arrival at least 24 hours prior to their arrival. Otherwise, the condominium may restrict access, and unfortunately Del Mar cannot be held responsible for such a situation.



Check In is done from the security booth. Before your arrival we will send you the information with your access code to the gate, since it is an electronic gate.



The Staff will be able to receive you from 3:00 p.m. - 5:00 p.m. (if you need to check in after this time please contact your host).



Check-out: 11:00 a.m. Remember to turn off the AC before your departure and notify your host.



Check-in time for reservations made on the day of arrival will be from 6:00 pm onwards.



The apartment is located on floor no._8_ of tower 3, so guests access it by elevator.



The Neighborhood:

It is one of the most complete vacation spots in the Mexican Pacific. Comprising some 305 kilometers of beautiful coastal areas, Nuevo Vallarta is a destination with a humid-tropical climate with an average temperature of 28°C, ideal to spend a relaxing, quiet and family time, since it has one of the most accessible beaches in Banderas Bay.



Getting Around:

There are cab services nearby, as well as uber service through your app.

In the home manual we give you the option to view our website in the "explore" section we give you options for transportation, as well as places you can visit to eat or buy items.



Other Things to Note:

For your stay to be 5 stars you need to take into account the following information:



Important Note: We perform fumigations before and after each reservation. However, due to the characteristics of the natural environment and the tropical climate of Vallarta, it is possible that some insects may appear during your stay. We offer additional fumigations free of charge during your stay if necessary.



Important note: In this unit, we do not currently offer the oil, salt and pepper products, even though they appear in the description. We apologize for any inconvenience this may cause.



Important note: We are not responsible for lost or forgotten items in the accommodation.



-IMPORTANT: We would like to remind you that it is vitally important not to dispose of any paper in the toilet, even if it is toilet paper.

As an alternative, we have provided garbage bags so that you can dispose of the paper safely. Please cooperate with us to keep our drainage system in good condition and avoid future mishaps.



-The cleaning fee covers before and after your stay, it does not include any cleaning or laundry service during your stay.



-The rate shown per night, is the base price, which integrates 1 to 4 * guests, from the next guest this will generate a different cost of approximately 15 * dlls extra per person per night.



-The accommodation has a capacity of __4__ same as indicated in the ad, we let you know that the Airbnb platform does not count children and babies within the capacity, note that the condo if, so it is necessary that when booking integrate the exact number of guests in relation to the capacity, counting adults, children and babies.

-The maintenance and administration of the common areas of the condominium are not under the management of Del Mar Boutique Accommodation.





-It is important to take into account that the area of Nuevo Vallarta due to its constant development is prone to have constructions near the condominiums generating noise during the day.



-Due to the nature of the destination it is common to find small mosquitoes called gnats on the beach that cause bites, we recommend you to use repellent so you do not have any discomfort, their bite is harmless but can cause itching.



-Electricity consumption

Due to the nature of the destination, the electricity consumption that we include, is analyzed by the vacation season in which you make your reservation and the number of rooms in your unit, so you will be sent the total KW that will include your stay when your reservation is confirmed.



Each excess KW will have an additional cost of $5 pesos.

The balance comes from the initial and final meter reading.
