• Parking can be difficult and expensive at Holywell in the summer but here you can easily park up to three vehicles on the front driveways.

• The rear garden can be accessed through gates from both sides of the house.

• If the weather is particularly hot the gardens have a nice mix of sun and shade.

Guest Access:

The property is exclusively available for guests during their stay. I have employed a managing agent to help with the booking side of things but I will be on hand to check you in and assist during your stay if needed.

The Neighborhood:

Holywell bay is a very special place ,one of the most beautiful beaches in Cornwall, it's a very safe relaxing chilled out environment. The beach dunes and river offer the perfect location for a holiday .



Getting Around:

There is an excellent bus service as Holywell , regular Buses either taking you into Newquay and its beaches /Bars and restaurants or take the Truro bus to the City of Truro for shopping etc.

Up to 2 well behaved dogs allowed - £75 surcharge per pet - we can only charge for one pet via the portals so will make an additional charge if you are bringing 2 after booking .DOGS MUST NEVER BE LEFT UNATTENDED IN THE PROPERTY

General Respect for the Property



• Please treat the property, furniture, and facilities with care and respect.

• Guests are responsible for leaving the property in a clean and tidy condition.

• Any damage, excessive cleaning, or rule violations may result in additional charges through Airbnb.

Hot Tub Rules



• Use of the hot tub is entirely at guests’ own risk.

• The area around the hot tub can become slippery. Please take extra care at all times.

• Children aged 0–3 years old are strictly NOT permitted in the hot tub.

• Children under 16 years old must always be supervised by an adult.

• Guests must never use the hot tub alone.

• No dogs or pets are allowed in the hot tub at any time.

• No glass, food, or alcohol should be taken into the hot tub area.

• Please replace the hot tub cover after use.

• If the hot tub requires draining, deep cleaning, repair, or specialist treatment due to misuse, pet hair, dirt, or failure to follow the rules, additional cleaning or repair charges will apply.

Dog & Pet Rules



• Dogs must NOT be washed in any indoor showers or bathtubs.

• A deep sink is provided in the utility room, and an outdoor hose/pipe is available for washing muddy dogs.

• Dogs are not allowed on beds or furniture.

• Dogs must not be left alone in the property at any time.

• Owners are responsible for cleaning up dog hair before departure and ensuring the property is left in a clean condition.

• Excessive pet hair, stains, smells, or damage may result in additional cleaning charges.

• Dog waste bags must NOT be placed in the outside household bins/container. Please dispose of them responsibly using designated waste bins outside the property area.

Kitchen & Cleaning Rules



• Please leave the kitchen clean and organised as found.

• Wash and return all kitchen utensils, cookware, and equipment after use.

• Do not leave oily trays, dirty pans, or excessive grease in the kitchen.

• Any excessive cleaning required after departure may result in an additional cleaning fee.

Rubbish & Waste Disposal



• All rubbish must be securely placed inside black rubbish bags.

• Loose rubbish inside or outside the property is strictly prohibited.

• Please separate and dispose of rubbish responsibly using the bins provided.

• Failure to follow waste disposal rules may result in additional cleaning charges.

Additional Rules



• No parties, loud music, or disruptive behaviour.

• Only registered guests are permitted to stay at the property unless agreed in advance.

• Smoking inside the property is strictly prohibited.

Important Notice



• Failure to follow the house rules may result in additional cleaning or damage charges through Airbnb.

• Loss of security deposit (if applicable).

• Immediate termination of the stay without refund in serious cases.

• We appreciate your cooperation and thank you for helping us keep the property safe, clean, and enjoyable for all guests.
