With its upside-down layout, enter Heron House on the first floor, where you'll step into the expansive open-plan living, dining, and kitchen area. Floor-to-ceiling windows bathe the space in natural light, framing breathtaking views of the Gannel Estuary. Sliding doors open directly onto the sun terrace and barbecue area, seamlessly blending indoor and outdoor living.

The contemporary kitchen is superbly equipped with an induction hob, two ovens, large fridge, two wine fridges, two coffee machines (pod and filter coffee), cocktail making kit and two dishwashers. A Quooker tap offers hot, cold, filtered, sparkling, and boiling water at the touch of a button. There is also a large marble breakfast bar with six stools, for leisurely dining. Adjacent to the kitchen, a separate pantry boasts an American-style fridge/freezer, microwave, and everything you need to cook and bake to your heart's content. Share meals around the expansive dining table with seating for fourteen guests, or step straight onto your terrace and enjoy alfresco feasts sizzled over the barbecue.

The sitting room offers the perfect space to relax, housing a luxurious 10-seater corner sofa, two swivel chairs, a 65-inch Smart TV, a living flame remote-controlled fire, and a piano. Immerse yourself in your favourite music through the state-of-the-art Sonos sound system, integrated throughout the whole property and garden. The system is zoned to each room and can be easily controlled with Alexa speakers.

Continue through to the games room where will find a full-size pool table, corner sofa, 65-inch Smart television, Xbox, DVD player, and a selection of books and games for the ultimate family games night. There is also a separate study room, with a desk, printer and views over the estuary, should you need to work while away.

The first-floor bedroom is situated next to the games room, it provides a self-contained kitchen with an electric oven and hob, kettle, sink and a washer/dryer - ideal for grandparents or anyone seeking their own space. This bedroom features a comfortable 6' super king-size bed (can be converted as twin singles, on request), a Smart television, and access to a private balcony with a coffee table, chairs and estuary views. The en-suite shower room adds a touch of convenience and comfort, making this bedroom a true sanctuary.

The fitness suite is located next to the garage and is well-equipped with mirrored walls, a running machine, exercise bike, dumbbells, resistance bands, yoga equipment, television, Sonos speaker and Alexa, and a remote-controlled fan and heater. The garage provides additional guest parking, a tethered electric car charging point and two Tesla power walls with a full battery backup.

Retreat downstairs, where six sumptuous bedrooms await, all named after stunning local beaches. Five of these rooms feature 6' super king-size zip and link beds, which can be configured as twin singles upon request, allowing you to customise the layout to suit your family's needs.

Each of the bedrooms are equipped with a 43-inch Smart TV, Sonos speakers/Alexa speakers, underfloor heating, built-in wardrobes, and ample storage space. Some rooms offer direct access to the garden and pool area, while five boast their own en-suite bath or shower rooms. The family bathroom, located opposite the only bedroom without an en-suite, is beautifully appointed with a walk-in rainfall shower, double wash basins, and a WC.

The master bedroom ‘Lusty Glaze' boasts a comfortable 6' super-king size bed, sliding doors to your sun-soaked garden and an en-suite bathroom with a freestanding bath, walk-in shower, double wash basins and WC. The hallway has a Philips Hue night light which switches on automatically at sunset, for added ambiance. Completing the ground floor is the utility room, featuring a washing machine, tumble dryer, ironing facilities, and direct access to the garden.

The magic only continues outdoors, set overlooking the picturesque Gannel Estuary, watch the tide ebb and flow as you soak in the tranquility of Heron House. The expansive decked terrace, accessible from the living and dining space on the first floor, features designer outdoor sofas, outdoor kitchen space, gas and electric barbecue and Ooni pizza oven, all set against the stunning backdrop of the ever-changing estuary. The kitchen dining table can be split in half, so you can make the most of alfresco feasting on balmy summer evenings.

Below, the spacious artificial lawned garden is fully enclosed for your privacy, complete with a heated swimming pool, six-person hot tub and sunloungers. The covered patio is equipped with an outdoor shower, ideal for washing off wetsuits and sandy toes after a day at the beach. As evening falls, the Philips Hue multicoloured lights illuminate the house, allowing you to select your preferred colour, enhancing the magical ambiance of Heron House.
