Perfectly positioned just one home from the sand and a short stroll to the Newport Pier, this studio places the best of the beach right at your fingertips. One of three separate residences on the property, it can be reserved on its own or combined with the others for a larger group getaway, subject to availability.

LIVING/DINING AREA:

- Fully stocked with dishes, utensils, cookware, bakeware, mini-fridge, microwave, and hot-plate
- Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

- Single vanity with step-in shower

OUTDOOR LIVING:
- There is no designated outdoor space for this studio, but the popular 18th Street Beach is just 1/2 block away, as well as many other popular destinations.

- Bathroom essentials are provided for your stay, including a hair dryer, body wash, shampoo and conditioner, and an iron with an ironing board
- Cleaning essentials are also included, such as hand and dish soap, dishwasher pods, a sponge, trash bags, paper towels, toilet paper, and a few basic cleaning products

LINENS:
All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival.

PARKING:
There is no designated parking space for this residence. General area street parking can be used, when available, in the area - some free; some metered.

DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING.

ALSO:
There are two additional residences located on the property, a 3BR/2BA downstairs residence and a 3BR/2BA upstairs residence, which can be rented simultaneously, when available, to accommodate larger family or business groups on the entire property. PETS:
Only dogs are considered. Number of pets, size, and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.

LOCATION:
Just one house away from the beach, there is plenty of fun to be found in the surf and sand: surfing, bodyboarding, paddleboarding, sunbathing, and much more! Across the street, you will find the lovely bayfront Marina Park with a playground for the kids and the waterfront Lighthouse Cafe. Enjoy world-class shopping at Lido Marina Village, Fashion Island, and South Coast Plaza--less than a 15-minute drive away. Note: This home is conveniently located along the peninsula's main boulevard. As a result, ambient traffic noise may be heard.

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations fewer than 30 nights) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensure compliance with local ordinances.
