Welcome to one of the best spots to start your New Orleans adventure! Located directly behind the historic Saenger Theatre on the northern edge of the French Quarter, our property is less than a block from Canal Street and just three blocks from Bourbon Street. Jackson Square, Café du Monde, the Riverwalk, and many of the city’s best restaurants, bars, and cultural landmarks are all within easy reach. Streetcar stops are also less than a block away, making it easy to explore the city without a car.

Guests love our rooftop terrace and outdoor pool, open daily from 8AM to 8PM, with skyline views just a short elevator ride away. With an unbeatable central location and thoughtful amenities, this is the perfect home base for exploring The Big Easy.

The Dovetail Bar is located in the lobby, offering coffee and pastries for sale in the morning and a convenient spot for a nightcap or a drink before heading out for the evening.

All apartments have a full kitchen with a washer/dryer, microwave, coffee maker, refrigerator, oven, and dishwasher. There are no closets or dressers in the rooms, but there are wall hooks and hangers in each of them for storing your clothing (see photos for more details). There are no TVs in the bedrooms, only in the living room area.

Our rooftop terrace features lounge chairs and a small soaking pool with city views. The pool is not suitable for swimming and is designed as a place to sit, soak, and relax. THE POOL IS NOT HEATED, so it may not be suitable for use during cooler months. Pool towels are provided for guests.

PLEASE READ THE FOLLOWING NOTES BEFORE BOOKING!:

There is NO FREE PARKING nearby or onsite. You can sometimes find paid street parking in the area, though it is limited to two hours during the day, but free from 8PM to 8AM and on Sundays. There is a paid parking garage across the street, which is usually 30–40/day, though rates may vary.

Because of our central location on the edge of the French Quarter, the area can be LOUD on busy nights, especially on weekends. You may hear people and vehicles from inside the building. The property is located above Dovetail Bar, which can be lively at night along with the surrounding area. We provide sound machines in each bedroom, but some city noise is an inevitable part of staying in this location.

Our building is a historic property with original wood floors that creak, so you WILL be able to hear your neighbors walking at times. We enforce quiet hours from 9PM to 7AM. Please be respectful of your neighbors.

ABSOLUTELY NO PARTIES will be tolerated. Violations will result in termination of your reservation without a refund.

There is no smoking or vaping anywhere on the property, including inside the rooms and building, as well as on the rooftop terrace and pool area. We’re VERY serious about this policy. Violations will result in a $500 cleaning fee and termination of your reservation without a refund.

Our property is not baby-proofed, so please use discretion when traveling with small children.

We unfortunately cannot offer luggage storage before or after your stay due to space limitations, but we recommend using Bounce, a luggage storage service, for any needs you may have. There are a handful of locations 2-4 blocks from the building, and pricing and hours vary by location.

Streetcar stops are located less than a block from our property, making it easy to explore the French Quarter, Marigny, Bywater, and other parts of the city without a car.

Le Pass App & Jazzy Passes:

New Orleans public transit is easy to use with the Le Pass app, the official mobile app of the New Orleans Regional Transit Authority (RTA). You can use the app to purchase digital fares, including 1-day and multi-day Jazzy Passes for unlimited rides on streetcars and buses. When boarding, simply activate your pass and show it to the driver or conductor. Streetcars are a fun, affordable way to explore the city.

Access & Guest Support:

Our property features electronic keypads/locks at all entrances and guest rooms. You’ll receive a unique access code ahead of your arrival that will grant you access to all guest areas during your stay.

We’re available to assist with any needs you may have, and you can reach us through the messaging app where you made your reservation, or by text or phone, 24 hours a day.

Noise monitors are present in all units. These monitor decibel levels and are not capable of recording any audio. This is to ensure the comfort of all guests at the property. Automated messages will be sent to guests if noise inside the unit exceeds thresholds.

There are exterior cameras around the building and cameras in all common areas of the building that record at all times.

This location has a lobby area that is shared with other guests staying in the building. The pool and rooftop deck are also shared.

New Orleans is prone to hurricanes and other storms, sometimes outside of the normal season. Please note that we do not move, cancel, or provide refunds or credits for any reason, including COVID, road conditions/closures, travel cancellations, and weather conditions. If you think you may need to cancel for any reason, we HIGHLY SUGGEST that you purchase trip insurance or book closer to your travel dates.

For the safety of all of our guests, we require simple criminal background screening to be completed before your reservation begins. Failure to complete this screening will result in the cancellation of your reservation. By making this booking, you give permission to the property manager to use a third-party (Safely) to screen your identity and check criminal databases to confirm your reservation. Complete terms regarding the guest screening can be provided by the property manager upon request. You may receive an email to complete your screening. Please check your spam inbox for this email and contact the property manager if you have any questions.
Please carefully read our house rules below

1. The booking guest must have their ID uploaded to their profile.

2. Please be mindful of the neighbors sleeping. We enforce quiet hours from 9PM to 7AM.

3. While early check-in / late checkout may be available, this must be arranged ahead of time for an extra fee. Unauthorized Late checkouts are a $50 charge for each hour after 11am - a 15 minute grace period is given. Late checkouts MUST be requested before 9PM the day before your departure.

4.Clean towels are a provided amenity. Each guest listed on your reservation will receive 1 set of towels for their stay (bath towel, hand towel, wash cloth, makeup towel). We are unable to fulfill requests for additional towels during the duration of your stay. There is a washer/dryer available in the unit should you need to refresh your towels during your stay.

5. Smoking & vaping in the unit or building or on the rooftop terrace/pool area will result in a $500 cleaning fee and termination of your reservation without refund.

6. Unregistered guests and parties are prohibited by local laws and ILLEGAL. Our occupancy limits are set by local ordinance. Any guest found to have had a party or over-occupancy will be charged a $1,000 fee for non-compliance with local laws. Exterior cameras present at the property to verify these laws/house rules are not broken. As of May 2022, all OTA platforms have specifically banned parties from their units. Violation of this rule will result in an immediate eviction from the property.

7. Please do not hang or attach anything to the walls with push pins, tape, etc. or other painted surfaces.

8. Please do not use face towels to remove makeup, it damages the towels. We provide makeup removal towels for this purpose.

9. If the space is left excessively dirty $50 will be charged for each additional hour of cleaning required. Removal of bodily fluids will result in a charge of $150. Glitter cleanup will result in a charge of $100.

10. There are no pets allowed at this property. A $250 fine will be charged for any evidence of pets.

11. After you’ve read these rules, please send me a message with the words “yellow kangaroo”. It will let me know that you have read the rules thoroughly.

12. Unfortunately, we cannot accept bookings from “Locals” at this time. Locals is meant to include anyone residing within 60 miles of New Orleans.

13. While we cannot receive any mail or packages to the space, we can assist with getting packages shipped to New Orleans if needed.

14. Commercial video and photo shoots are strictly forbidden without prior and authorized consent. Associated day-rate fees, liability waivers and copyright contracts will apply if consent is given.

15. Message us for long term stays.

16. Trash is picked up daily. You can leave your bagged trash outside of your room and housekeeping will pick it up around noon each day.

17. Our TV`s are streaming (no cable/satellite), and we do not provide any account information, you will have to log into your own. Please remember to log out at check out.
