MAIN LEVEL

The heart of the home is an open-plan living, dining, and kitchen space with soaring 9-ft ceilings, rich hardwood floors, and abundant natural light.

The Montigo gas fireplace anchors the living area — ideal for cool coastal evenings after the beach.

The chef's kitchen features shaker cabinetry, a large quartz island with seating for four, new stainless appliances, and a GE Profile Smart Air Fry Oven.

Step out to the Trex deck for morning coffee or evening cocktails with the sea breeze, or unwind under the pergola on the bluestone patio after a day on the shoreline.

A private office with dedicated desk rounds out the main floor — perfect for remote workers.

UPPER LEVEL

All three bedrooms are located on the upper level and dressed in premium bedding with blackout shades. The primary suite features a king bed, balcony, walk-in closet, and a spa-inspired en-suite with Kohler fixtures, double vanity, oversized rain shower, and Bluetooth speakers.

Two queen bedrooms share a beautifully appointed second bathroom. In-unit laundry is also located on this floor.

THIRD FLOOR: THE REC ROOM

The surprise of the house: a massive 600+ sq ft third-floor game lounge with hardwood floors and glimpses of Long Island Sound. Designed for slow evenings after the beach — poker nights, putting competitions, board games, yoga, or simply gathering together after a day on the shoreline.

A separate yoga and meditation nook tucked behind the sliding barn door offers a quiet space to unwind, stretch, or recharge. There is also a second dedicated workspace with a desk and Herman Miller chair so you can stay productive while still being part of the action.

As a guest of the property, you have access to the private resident beach steps from the door: a sandy, uncrowded stretch of Long Island Sound with views of Charles Island. Public Walnut Beach and Silver Sands State Park's boardwalk are a short walk away.

Tyde at Walnut Beach — one of Connecticut's most celebrated waterfront wedding venues — is just down the road, making this the ideal home base for wedding weekends.

The Corner Restaurant, Nautilus, The Blind Rhino, Lazy Lobster, 7 Seas, and Walnut Beach Creamery are all within a 5-minute walk. Fairfield and downtown New Haven's celebrated restaurant scene is approximately 20 minutes away. NYC is about 90 minutes by car or Metro-North.

BEFORE YOU BOOK

A few things worth knowing in advance. A full rental agreement is provided at booking.

OCCUPANCY & GROUP SIZE

Walnut Beach Luxury House is designed for a maximum of 6 registered guests. The home, outdoor spaces, seating, and parking were intentionally sized for smaller groups seeking a comfortable, elevated coastal stay. It is a private vacation home, not an event venue, and our short-term rental coverage does not extend to parties, receptions, retreats, or organized events.

SLEEPING ARRANGEMENTS

Three bedrooms — one king suite and two queen bedrooms — sleeping 6, prepared in this standard configuration.

Two additional surfaces can be made available on advance request, and neither increases the maximum of 6 guests: a full-size sofa bed in the main-level office (approximately 69-inch sleeping length, so it may not suit taller adults), and a foam convertible surface in the third-floor lounge (approximately 60" × 80"). Alternative arrangements require advance approval and a setup fee covering the additional bedding, linens, and turnover. The third floor remains primarily a lounge and is not configured as a standard bedroom.

DAYTIME VISITORS

A small number of daytime visitors are welcome for ordinary social visits with advance host approval. Additional visitors, vendors, professional meetings, retreats, or other organized use must be disclosed and approved in advance, and may be subject to an additional fee and a separate daytime use agreement.

WEDDING GUESTS

We're an ideal home base for guests attending weddings at nearby Tyde at Walnut Beach and other Milford-area venues, and registered guests are welcome to dress and prepare for the wedding here as an ordinary part of their stay. Hair and makeup professionals can be arranged in advance, up to two at a time.

What we can't accommodate is additional wedding-day visitors — extra members of the wedding party, family, photographers, florists, or planners who aren't registered guests. Parking is limited and this is a quiet residential beach neighborhood. The home is not a wedding, reception, rehearsal dinner, bridal shower, or ceremony venue.

BOOKING REQUIREMENTS

The primary booking guest must be at least 25 years old and remain at the property throughout the stay.

COMMERCIAL PHOTOGRAPHY & FILMING

Commercial photography, filming, or content production is not permitted without prior written host approval. Requests are considered on a case-by-case basis and may be subject to a separate agreement, additional fees, usage terms, and appropriate credit to Walnut Beach Luxury House.

SECURITY CAMERAS

This property has exterior security cameras as part of a standard smart home security system: front door (Ring video doorbell) and both sides of the exterior facing the street. No cameras are located inside the home or in any outdoor living or relaxation areas.
