2. Bookings with less than 3 guests will need to request the sofa linen, if they require it.
3. Check-in is from 3PM. The opening hours for key collection are:
Monday - Wednesday: 7AM-3AM
Thursday: 7AM-4AM
Friday - Saturday: 24/7
Sunday: 7AM-4AM

4. For those travelling by car, a convenient option is Bourke Square Car Park across the street, offering $35 per 24 hours with unlimited entry and exit, you will need to register prior to arrival. Other nearby options include 385 Bourke St (Wilson) and 123 Queen St (Secure). We recommend pre booking.
Welcome Rentals – House Rules
Please take a moment to review the following house rules. By booking this property, you acknowledge and agree to all terms outlined below. These policies are in place to ensure a respectful, safe, and enjoyable stay for all guests.
1. Guest Conduct
We reserve the right to refuse accommodation or service to guests who behave in a rude, disrespectful, or discourteous manner. Aggressive or abusive behaviour towards our staff or representatives will result in immediate termination of your stay without refund.
2. Guest Numbers
Only the number of guests listed in your booking are permitted to stay overnight at the property. Any undeclared overnight guests will incur a fee of $50 per person, per night. Day visitors are welcome but must not stay overnight unless formally added to the booking.
3. Check-In and Check-Out
Check-in is from 3:00pm. Early check-ins are not guaranteed and must be approved by our team in writing. Selecting a preferred check-in time via the booking platform does not confirm early access.
Check-out is strictly 10:00am. Late check-outs must be pre-approved. If you stay beyond 10:00am without authorisation, you will be charged the full nightly rate. This charge is a fee and does not entitle you to remain at the property.
4. Pets
Pets are not permitted unless expressly approved in writing prior to your stay. Approved pets will incur a $100 cleaning fee. If an unauthorised pet is found to have stayed, a $100 fee will be charged, and the violation will be noted in your review.
5. Deliveries and Mail
We do not accept guest mail or package deliveries. If you choose to send items to the property, it is at your own risk, and we do not take responsibility for their arrival or condition.
6. Parties and Noise
Parties, gatherings with unregistered guests, or any misuse of the property is strictly prohibited. Violations will result in a $200 fine plus any costs related to damage or cleaning. Please also respect our quiet hours from 10:00pm to 9:00am.
7. Cleanliness
Our cleaning fee covers standard cleaning after courteous guests. If excessive mess is left behind (e.g. food spills, rubbish, dirty dishes, or furniture moved), an additional $100 fee will be charged.
8. Lost and Left Items
We cannot guarantee the return of personal items left behind after checkout. If items are found, return is at the guest’s request, cost, and risk.
9. Property Access
If you raise a complaint through the booking platform, or with our team regarding the property (e.g. cleanliness, maintenance, or amenity concerns), you authorise us to enter the premises to address the issue without requiring further consent.
10. Key and Lockout Fees
Lost or unreturned keys will incur a replacement fee of up to $300. Lockouts will incur a $150 call-out fee.
11. Security and Liability
Please ensure the property is securely locked each time you leave. Guests stay at their own risk. We accept no liability for any accidents, injuries, loss, or damage to personal property during your stay, whether inside or outside the premises.
12. Reviews and House Rule Enforcement
Leaving a negative review as a response to enforcement of clearly communicated house rules (such as guest limits, noise, or check-out times) is considered a breach of these terms. We welcome fair, constructive feedback that reflects the true quality of your stay.
13. Reporting Cleanliness or Other Concerns
Guests are encouraged to promptly report any concerns related to cleanliness or other issues within 4 hours of check-in. To facilitate an efficient resolution, reports must be substantiated with valid, photographic evidence that includes timestamps. Upon receiving a report, we will compare the provided evidence with our own photos taken after every cleaning session.
If it is determined that a valid cleanliness or hygiene concern exists, we will offer to arrange a re-clean of the affected area where appropriate. Please note that small stains on furniture or carpets, which do not compromise hygiene but may require steam cleaning, are addressed on a quarterly basis. These stains are treated accordingly during regular cleaning procedures.
We strive to maintain a high standard of cleanliness and guest satisfaction, and your feedback helps us ensure a pleasant stay for all our guests.
14. By booking this property, you confirm you have read, understood, and agreed to all house rules. Any breach of these rules may result in immediate cancellation of your reservation without refund.
