Entertain family and friends in the delightful undercover alfresco dining area with gas BBQ, sit around the fire pit and toast marshmallows, or enjoy coffee on the Studio patio.
Freshly painted and renovated throughout, with soft neutral furnishings and coastal styling, the main house features 3 queen size bedrooms, a living and dining area, kitchen with dishwasher, oven and microwave, a bathroom with separate toilet and full laundry facilities. The lounge room has a cosy wood burning coonara, to keep you warm on cooler days and nights, plus there is split system heating and air conditioning in the living areas and master bedroom. The separate studio offers a queen size bed, large living area, kitchenette with bar fridge, microwave and L'Or coffee pod machine, bathroom and walk-in robe/study.
Mornington Peninsula's best offerings are right on your doorstep, with easy access to an array of beautiful beaches, world class golf courses, amazing wineries and restaurants, the Peninsula Hot Springs and Alba Thermal Springs, boutique shopping and the stunning spots to enjoy a picnic and watch the sun setting over the bay!

STRICT NO PARTY POLICY – No Schoolies, Bucks or Hens party groups or other such functions/events allowed. We prefer mature adults or family groups this is due to the strict code of conduct enforced by the Mornington Peninsula Shire for Short Stays. If you have any queries please contact us pre-booking so we can clarify.
Large younger groups (under 30 years old) if approved, may be required to pay an additional fully refundable direct bond and a daily supervision fee of $100.

Pets may be welcome with prior approval only. Strict pet conditions and $80 pet fee applies. Pets are not allowed on the garden beds at anytime. Guests must bring their pets own bedding and food containers, pets are not allowed on the furniture or bedding at anytime. Additional cleaning fees may apply if pet hair, smells, droppings etc. are left at the property.
Please note: For safety purposes, there is a security camera located outside the front door of the main house. There are no security cameras inside the property.

The coastal town of Rye is a popular holiday destination, nestled between Rosebud and Blairgowrie, on the Mornington Peninsula.
Point Nepean Road is Rye’s main thoroughfare, with an eclectic mix of interesting shops, cafes and restaurants, and runs parallel to Rye’s main beach on the coast of Port Phillip Bay. Offering safe, sandy, family friendly beaches that are popular with swimmers, fishermen, yachtsmen and kite-surfers. There is also a jetty, several boat ramps, attractive foreshore facilities with picnic areas, playgrounds and walking/cycling tracks along the Bay Trail.
For those who prefer something more rustic, Rye has an impressive ocean beach on the Bass Strait coastline. This area is also home to ‘The Cups’ golf region, and the multi award winning Peninsula Hot Springs.
