UPPER LEVEL – OPEN-PLAN LIVING & ENTERTAINING

Step inside to a welcoming, well-equipped home designed for easy holiday living.

The functional kitchen offers plenty of cupboard space, an island bench and a handy servery window opening onto the front deck, making it easy to serve meals and drinks while everyone enjoys the outdoor entertaining area.

The adjoining dining and casual lounge spaces provide room to gather, share meals and relax. Put a favourite album on the fabulous record player for a nostalgic touch, and enjoy the split-system air conditioning on warm summer days and evenings.

Outdoor Entertaining Deck

The large, securely fenced and gated deck is ideal for relaxed holiday meals and family gatherings. Keeps your furry friend secure as well. Fire up the BBQ, settle around the outdoor setting and enjoy afternoons together.

Bedroom 1: King bed, digital TV, ceiling fan and split-system air conditioning.

Bedroom 2: Queen bed. The split-system air conditioning in the adjoining lounge area also services this bedroom.

Main bathroom: Full-sized bath, shower, vanity and toilet.

DOWNSTAIRS – MORE ROOM TO SPREAD OUT

The downstairs level offers a separate living and entertainment space, giving guests room to relax without everyone needing to be in the same place.

Bedroom 3: Two single bunk beds and two additional single beds, providing flexible sleeping arrangements for children, siblings or friends. Please note, the top 2 bunk beds are restricted to children only (no adults). Weight bearing restrictions apply.

Family bathroom: Shower, vanity and toilet.

Laundry: European-style laundry with washing machine and dryer.

Additional living area: Settle into the comfortable lounge with ample seating, beanbags and a Smart TV. There's also a handy counter bar and sink, making this a great spot for games, movies and casual get-togethers.

Plus: A Queen sofa bed. Please note the sliding door 'roller blind' is not block out.

Rainy day? A little friendly rivalry after the beach? The games room has you covered, with a pool table and table tennis, dart board, to keep the fun going for guests of all ages.

LINEN
3 or more nights - this property provides full linen package for the number of registered guests. BYO Beach towels.
2 night stay - A basic linen package is provdied which includes mattress protectors, doonas, doona covers, pillows.
You are to bring sheets, pillowcases, bathroom towels, bathroom linen, beach towels.
Hire linen is available. Contact our office for prices which includes delivery and bedding made up prior to arrival.
Hire linen orders must be received at least 1 week prior to arrival.

BOOKING POLICY
A Security deposit of $1500 will be held on your stored Credit Card and pre authorised the day prior to arrival.

No schoolie groups bookings, events, or parties. Only mature guests 28+ will be considered. Instant bookings are subject to approval, pending the return by email, of the Booking Terms & Conditions pdf within 24 hours. Failure to complete the Booking Terms & Conditions pdf within 24 hours or not meeting any requirements of the Booking Terms may result in automatic cancellation.

CODE OF CONDUCT
Mornington Peninsula Shire Short Stay Rental Accommodation Local Law. Guests must ensure they read and follow the requirements of the Code of Conduct. A serious breach of the Code of Conduct may result in the termination of your rental agreement and require you to immediately vacate the property.
