Looking for a real farm experience with small town convenience nearby? This cozy 900 sqft cottage sits in the heart of a working farm just outside McMinnville, Tennessee, offering the charm, energy of country life. Expect the sounds of roosters, tractors and other animals.

While you're surrounded by farmland, you’re only 10 minutes from downtown McMinnville’s shops, restaurants, and essentials, making it easy to enjoy a mix of urban and rural life.

Outdoor lovers will be spoiled for choice. The area is home to some of Tennessee’s best hiking, waterfalls, and scenic spots:

Rock Island State Park (20 mins): swimming, hiking, and cascading falls
Cumberland Caverns (15 mins): underground cave tours and concerts
Fall Creek Falls State Park (1 hr): home to one of the tallest waterfalls in the Southeast
Savage Gulf, Greeter Falls, Virgin Falls, and Foster Falls (all within 1–1.5 hrs): stunning trails, bluffs, and swimming holes.

I have stayed at this location multiple times. It is a really small house on a wonderful, peaceful farm, always clean and comfortable. I love the chickens who wander around, the sheep that I can hear from the pasture and the floppy eared dog that greets me. Kelly, the host, always leaves me a treat in the fridge of fresh eggs or vegetables from the garden or homemade baked goods. She is very attentive and accommodating. Great place to stay for peace and quiet and it's full of life!

Close to many state park waterfall hikes and swimming access! Close to the wedding venue The Monroe on 415th. Literally public access fishing/wading area in crystal clear water less than a 1/4 of a mile from the yard. The host is so responsive! The tiny house is actually not tiny at all. Very good size bathroom and bedroom. The farm is functional and you can get eggs, meats and vegetables if you let them know in advance. They have kayaks and offer services at a cost for guest (so sad we didn’t have time). I got to have my dog on site with out crazy high fees. If I could give this family 100 stars I would. It was safe and calm.
