Beautiful and Spacious Home Overlooking the James River Just 5 minutes (2 miles) from Historic Downtown Lynchburg. Secluded riverfront property on 9 acres of paradise with boat ramp, pool table and hot tub. This 3500 sq.ft. house is multi-family friendly with 3 suites each with its own living room, bedroom, full bath, and a king bedroom on the main floor off the great room. Separate ground level entrances for both the top floor and main floor directly off the parking area with security panels at each door.

It's like a year-round full time vacation! Take advantage of everything this property offers! Take in the breathtaking views from the large outdoor six-person hot tub on the deck. Bring all your water toys and enjoy the best water skiing in the area, with 1.5 miles of glassy water downriver to Scotts Mill Dam or take your sea doo up the river about two miles and see Reusen's Dam from the lower side or just relax and fish off the big floating dock or read one of the many books we have on our shelves. Let the children play on the playset while you sit around the riverfront fire pit. Challenge each other to corn hole or volleyball. Drive your own golf balls through the trestle to the tee from three different tee boxes, putt on the pavilion putting stage or bring expendable golf balls to drive across the river off the patio at the house. Relax on the swing at the meditation rocks looking at the infinity view under the trestle. Shoot skeet over the river or improve your shooting skills on the range. If you don't have your own watertoys, canoes, kayaks, fishing boat with motor, paddleboards, etc are now available for rent to registered guests on the riverfront from Treasure Island Outfillters, LLC. Enjoy a picnic with friends on the riverfront, swim, play volleyball, cornhole or croquet. We enjoy showing off our amenties to a few friends but large "Parties" and/or late-night events are not welcome. If you are unsure about your gathering, please contact the host. We do require that all overnight guests be registered, or additional charges may apply.

Indoor activities include a pool table, bumper pool and game/puzzle table, soft tip darts and a large variety of games, puzzles and books in an oversized family room with 58-inch TV with surround sound and DVD player. Each bedroom has its own TV and DVD player with Dish and the movie channels. We have an extensive library of books and some on hand DVDs for you to use while at the house.

Currently only limited internet is available in the area for texting and emailing but not for streaming and large downloads, but we are hoping for high speed internet soon.

Love cooking? Kitchen is fully equipped with double ovens, oversized induction cooktop, pots and pans, and everything you need to make your favorite meal including a gas grill outside on the large patio. Pavillion also has picnic tables and large outdoor charcoal grill. (Please clean the grill after each use.)

Ground floor is handicap friendly! Just park and walk right in, no steps to access the large L shaped "Great" dining/living/play area and large open kitchen with King Size Bedroom with king bed and sofa bed, Full Bath and Laundry Room.

Top floor has 3 master suites, each with a main level living room with full bath, queen sofa bed, large screen TV, DVD player, seating area, mini-frig, microwave, Keurig coffee maker, iron, hair dryer, etc. and a separate loft bedroom. Most of the beds, as well as all of the sofa beds, have 3 inch hypo-allergenic feather pillow toppers and lots of pillows for you to sink into. Large front load washer and dryer are located off the great room on the main floor.

The riverfront area has large floating dock and boat ramp, pavilion with picnic tables and outdoor grill, outdoor darts, golf and putting green, large children's playset, fire pit with surround seating, mediation rocks and swing, shooting range and more. You may use the boat ramp to launch your own boats and Treasure Island Outfitters, LLC is now offering canoes, john boats, kayaks, paddleboards, etc for rent to registered guests on the riverfront. Note that the river front area, boat ramp, and dock are occasionally used by the owners to access the river to ski. (The owners private motorboats are not available for rent) Please contact host for the contact information for that company.

Please note that the exterior of the property is under surveillance for your safety and ours.

PET: One dog may be allowed ONLY on the ground floor level on a case by case basis with a $100 pet fee with the the host specific permission and under the following conditions - dog will be crated when owner not present, will NOT get on the furniture, bed, etc., will be clean, DRY, and free of fleas and ticks. If an unauthorized pet is discovered on the property or the upper level, a $250 cleaning fee plus damages will be charged, and the pet must be removed immediately.

Due to all of the unique features of the property and its inherent dangers, Guests agree to waive and release the owners, hosts, etc. from any liability for damage or injury from the use of the property or its amenities, such as spiral staircases, hot tub, river front, dock, boat ramp, train trestle, etc. Children friendly does not mean the area is child-proff. It is the responsibility of the guardian/parent to monitor their children's actions at all times. Guests also agree to supervise children at all times to limit any exposure to potential dangers.
