The room was below street level, and the window (which was unlocked and opened) looked out over a messy storage area. When we asked about a relocation, we were told they were fully booked. We booked AND paid for the room two months prior, so this reason seemed doubtful. We believe we were assigned the room for guests who booked through hotels.com. We never had WiFi due to the room being on a subterranean level. We also asked for two keys and were told we’d have to pick up a second one later that night. When we inquired after dinner, we were informed a second key hadn’t been prepared.

A beautiful hotel ideally situated near Hyde Park and the Royal Albert Hall. Staff were extremely friendly and helpful and the room was clean and spacious (for London!). Breakfast was good quality with plenty of choice. The only issue was no hot water in the morning which was down to a fault which was being fixed when we checked out. These things happen and the staff were very apologetic and gave us breakfast at no extra charge. If you like character boutique hotels, this is for you.

Overall, Roseate House is in a prime location, and the staff is wonderful, their attention to detail and helpfulness makes the experience. My room was a little outdated compared to the pictures advertised, but I think that was an exception. The property overall was gorgeous, and situated perfectly in Paddington.

We've stayed here for years and it is just going down hill. One elevator of two has been not working for over a year. The hot water was lukewarm during our 3 day stay. The very tall 4 poster bed doesn't have a stool for short people to use. The door to the mini-fridge doesn't close. Its the little things - and this is a fairly expensive boutique hotel

The desk staff went above and beyond to be helpful. The afternoon wait staff woman in the Hyde was unpleasant and provided poor service. I did not read carefully enough regarding breakfast. It is available but at a cost and you must notify the staff that you would like breakfast the night before breakfast. The outdoor garden area did not appear to be available for use during our stay. The bath in our room was down 2 steps from the level of the room. The room (except for steps to the bath) and front desk staff were lovely but the price was high. We would not stay again.

highly recommend staying in this fabulous place! We were on the sixth floor gorgeous views would totally choose to stay there again if we revisit London! The staff was super helpful, super friendly, and we could not have had a better stay in London! So close to Paddington Station for access to trains to the airport & other places.

I booked two rooms at this property based on the excellent reviews. Arrived around 9 PM. I had booked two King rooms. One of the rooms was a king room and the other room was two twin beds pushed together and what would be their twin room, which was in considerably worse shape. When I went down to the lobby to say I had booked a king room not two twin beds pushed together with a topper. The gentleman at the front desk told me that that’s just how rooms are in London however, my daughters who were in the other room had the king bed that we booked. I was exhausted from the flight and we were only there two nights so did not feel like arguing the point, especially since this is supposed to be a five star hotel. The room hadan extremely large stain on the window, shade and the curtain, and the gray carpet was stained with dirt.
