A bright 65-square-meter apartment located on the first floor of a building WITHOUT an elevator (access via stairs) that overlooks a quiet, sheltered inner courtyard, perfect for accommodating up to 3 people. The apartment is located just a 13-minute walk from the Fortezza Nuova and just a 5-minute walk from Piazza della Repubblica; it is situated in the historic Venezia neighborhood, known for its canals.

The apartment consists of a living room with a kitchenette, a bedroom, a bathroom, and a balcony.



The space

Theapartment is located on the first floor of a building WITHOUT an elevator (stairs required to access it).



The interior layout is as follows:



- LIVING ROOM with a sofa bed, closet, dining table, split A/C, and access to the balcony;

- KITCHEN AREA with induction cooktop, refrigerator, freezer, coffee maker, dishwasher, electric kettle, oven, microwave, kitchen utensils, and wine glasses;

- BEDROOM with a double bed, nightstand, and clothes rack;

- BATHROOM with sink, toilet, bidet, and shower stall;

- BALCONY (accessible from the living room) with a small table, chairs, and a beach umbrella.



ADDITIONAL AMENITIES AVAILABLE TO GUESTS: Unlimited Wi-Fi, independent heating, washing machine, portable fans, iron, clothesline, and hair dryer.

A crib, baby bouncer, and high chair are available.

Guest Access

Theentire apartment is for the exclusive use of guests during their stay, and there are no shared spaces with the host or other tenants.



We are very flexible and will be happy to arrange early check-ins or late check-outs, if possible, provided there are no other guests checking out or checking in. Any requests can only be confirmed the day before arrival.



Other details to note

7 days beforearrival, you will receive instructions on how to upload your documents via our Guest Portal and pay the tourist tax due to the City of Livorno, which is 1 or 1.70 euros per person per night, depending on the season.

We need this procedure to verify your information and documents and to send the details to the Alloggiati Web police service, which is the Italian system for registering guests staying in Italy.

The use of air conditioning and heating is subject to compliance with current Italian regulations (Presidential Decree No. 74 of April 16, 2013; Ministerial Decree No. 383 of 6.10.2022).

Summer: The average air temperature must not be lower than 26°C for all types of buildings.

Winter: The weighted average air temperature must not exceed 19°C. The operating period and daily operating duration depend on the climate zone defined by the regulations.

Theapartment is centrally located in the charming Venezia Nuova neighborhood, in the historic center, which owes its name to the small bridges, canals, and little squares that characterize it and evoke the typical atmosphere of the “Serenissima.” All the city’s main attractions and those of the historic center are just a few minutes’ walk away, including the Fortezza Nuova, Piazza della Repubblica, the Central Market, and the Quattro Mori monument, the symbol of Livorno. The area offers all necessary amenities, including cafes, supermarkets, restaurants, and pharmacies.

- From Livorno Station, you can reach the apartment by taking the No. 2+ bus to the “Grande 1” stop, which is a 4-minute walk from the property. Travel time: 20 minutes.
