In theory, the common areas should have been a great asset to the property. In practice not so much. One extremely large group monopolized the kitchen and common area every evening. A different group left dirty dishes and egg shells in the sink in the mornings.

The room itself was impeccably clean, however there is no housekeeping during your stay, so you will have to be responsible for maintaining it. The laundry room is fine, if not a bit inconvenient since there's no coin machine and it only takes specific coins that the hotel doesn't have in stock. The location is excellent though, you can immediately walk to a famous historical site, and Kyoto station is only 5 minutes away on foot. Super safe and clean neighborhood.

Great room for 4 people, nice size bathroom, separate toilet. The kitchen dining area on the ground floor was a great space, bright room and large enough for a few families to use at once. It was always very clean.

5-7 min walk from train station. Has elevators! Shared kitchen and dining on 1st floor if you want to use it. Otherwise, there's a lot of food to choose from in Kyoto train station (it's a train station/mall/restuarants).

The location is great, close to Kyoto Station and there bus stops nearby. Some good restaurants around. You can also visit the supermarket in a few hundred meters where you could find many fresh food at budget prices. The common kitchen is basic which only support very lightly cooking but still convenient. The free washing machines and dryers are very handy. We will recommend to stay in this hotel.

Nice little hotel. But that be aware there is no hotel staff outside the hours of 3-10p. So you can’t get anything outside those hours. There’s no housekeeping. There is free laundry.
