This was the best hotel I have stayed in Japan, and it was located in a quiet and peaceful area. Despite this it was walking distance to gion and major tourist attractions in Kyoto making night strolls very convenient. The room was super super spacious unlike most hotels and it was a very comfortable stay. It was clean and I particularly enjoyed the tatami style room, which was very relaxing at the end of the day. We also used their spa service, which was much needed given the amount of walking you do in Japan. I would stay here again!

Everything about this stay was horrible during our 4 night stay - we had a non smoking room, but almost always there was smoke or food smell coming in the room through the hvac that we had no control over - when we arrived, the room didn’t have enough towels for 2 people - there was no way to request more towels - there was no one around to discuss any issues for the whole duration of the stay, there was always a sign saying “we are away for the moment”, the online service they offered was bad as the person on the other side couldn’t speak English - there was no cleaning of the room or towel replacement - the garbage was not taken out during the whole stay - there was a spilled drink at the hotel door which wasn’t cleaned for at least 3 days When clearing and preparing rooms for new guests the hotel staff just leaves fresh towels on the corridor carpet - just this part should say enough about how much the staff cares about the customers - see attached image

The private spa was nice for our family of 4. Front staff who checked us in was pleasant and helped book our spa. The hotel is in a convenient location. Room was so clean and decor was pretty! Loved that there was a washer/dryer in our suite, but we had some issues understanding how to use it since it was in Japanese. Other than that, our stay was quite lovely!

Everything was very easy and organized and all electronic. We did have a late check-in, but the staff member whom we called was very accommodating. Their rooms are very spacious and I especially loved how the toilet was separate from the shower and sink. The hotel room provided everything we needed and checkout was very easy. The location was great, right near a train station and down a Main Street filled with lots of food places and it’s right next to a family mart

We enjoyed how spacious the room was. There were 3 adults and we didn’t feel cramped. The full kitchen was nice to have but what I liked the most was the washer/dryer combo in our unit. I did at least 1 laundry per day and left to our next location with all clean clothes. The location of Minn Gion was great as well. We could get to Nishikarket

Stay away! Horrific check in process with poor automation, no one to help, only screens that connect you to a "live" operator via video chat that is often offline and useless when connected. I witnessed and experienced both several times,as did the half dozen guest in line before me and behind. When I finally got in the room, which I paid a fortune for an executive apartment, it smelled so foul from mold I requested to move. The black mold was heavily visible in both AC units amd was blowing throughout the apartment. They offered me a much more inferior room yet refused to price adjust. Untimately they moved me to a room that was still smaller than the one I prepaid for at a completely different hotel several blocks up the street. They still refused to provide a refund for the price difference and I essentially overpaid by several hundred dollars as a result. Expedia was of no assistance either. They refused to accept accountability despite the fact that I was in a materially different hotel and inferior room. They persist in requiring the property to issue a credit. The hotel itself was not even a hotel but a "serviced apartment." It was actually a very poorly serviced apartment, with sporadic staff, no ability to accept transported luggage or packages/deliveries. The place definitely has potential to be great but the way it is administered and operated is simply flawed. For the price point you are far better off at a traditional fully serviced hotel.
