Definitely need to be more clear that you need to check in at a different building to where you will be staying. Luckily people passing by who spoke great English helped me.
The room I stayed in was exactly what I was expecting. Traditional Japanese vibes, comfy futon, I even had a sliding door to get a view of the outside. Some reviews complained about a strong smell, and while I could smell the tatami mats, it wasn't a bad smell by any means. The house was very quiet too, which was nice to sleep in. My only real complaint is about a couple of locals who stayed in the house on my last two nights. They would talk very loudly and would stomp around and slam doors/other things late at night. That's an issue with those people though, and not with the room or the house.
For those looking to stay, just keep in mind that you're basically staying in a dorm. You might get some unpleasant people staying in the same building, but other than that, it's a nice, cheap option to stay in Kyoto.
This one was a little hard to find - the lobby - check in is in a little different area of where we are staying.. the directions gave the location to the building but the lobby was in a different location. Had to ask a guy for help.. the lobby was about 2-3 short blocks from the building. But the locals were very nice. they knew the place and helped us out. Rooms were nice - service was nice.. just a little confusing to find the lobby at first.
We had a pleasant stay at Ikoi-no-ie, which is conveniently located just a 5-minute walk from the metro station. We booked a room with a private bathroom, which was very convenient. The area is quiet, with a restaurant just around the corner and a shared dining room available for use.
One thing to note is that check-in and the front desk are in a separate building about a 3-minute walk away, so if you're arriving with large suitcases, be prepared to go back and forth. Additionally, the rooms are on the second floor with steep stairs, which might be challenging if you have heavy luggage.
Other than that, the Japanese-style room was very nice and clean. The hotel staff was helpful and welcoming, and both check-in and check-out were smooth and easy. Overall, a great stay with a few logistical points to keep in mind!

Great place, near public transport and bullet train from Tokyo. Only downside was that when we checked into the hotel, we were moved into a different one that was not advertised on here. Not as nice and had an odour to it.
Very cute place to stay! Staff were friendly and helpful, coin laundry available for 200 yen per load, and close to train stations. About a 30 minute walk from some of the major tourist spots and cheap bike rentals on the property! The room we stayed in was basic, with only a small table and fold out floor cushions for the beds, which was just fine for us. The shared bathroom was one floor down and was very clean. There was a private Ryokan available to rent out as well which was super cool!
Property provided basic needs with futon in bedroom and clean bedding. I paid extra for the private bathroom inside bedroom option. Small tv, small table and cup set for tea inside room. Shared kitchen and refrigerator for all guests. Being this was a ryokan style hotel i thought that yukata's would be complimentary to use during stay but they charge for it and almost all amenities even a towel!. The staff was friendly and helpful. Onsite washer and dryer is a plus. Only downside is the amenities rentals and office for check-in is at another location around the block.

good enough but there is better alternatives
The place is okay, it has an overpowering smell of basement or mold but you get used to it. The staff is friendly, the breakfast overpriced but nice and owner a bit paranoid - there is signs with rules everywhere! Even the most obvious things has has a handmade sign. We did not really feel wellcome and did not return second time in Kyoto. Expect to 5€ for towls and such.
Never meet any other guests despite we can hear footsteps, the room has kinda strong scene of the tatami and because of the dim light on the hallway, the place look kinda scary at night.
The staff is very helpful, this stay is near to many bus stops, convenient stores, and restaurants.
