Very well appointed. Fridge, kettle, coffees, teas, creamer, water.

We were in room 2 in the back. It was very quiet and peaceful.
I was met with a very warm welcome by a happy and friendly Manager when i arrived at the hotel.
The Manager took the time to show me to my room and to explain the facilities.
The room was very clean, the large bed in my chosen room was very comfortable. The ensuite bathroom was lovely, the shower was electric so there was plenty of hot water. The toilet was very clean with a washbasin which had a full liquid soap dispenser.
The room facilities included a comfortable chair to relax in plus Tea and Coffee making facilities with a good selection of tea's and coffee plus cream and sugar. Also a large bottle of Spring water and glasses was made available for my convenience.
The room itself was well cleaned and to note the room smelled clean, with no nasty odours. A credit to the cleaning staff at the hotel.
As a footnote on my very honest review here and to be very clear .... the room that i stayed in did have some tired furniture, but everything worked as it should and for the price that i payed i was more than pleasantly surprised....i was very happy.
The hotel is in a great location with many local takeaways and restaurants nearby, a selection of handy nearby small shops plus supermarkets including Sainsbury's and the Coop. Bus stops within 5 minutes walking distance of the hotel, with buses every 5 to 10 minutes into Edinburgh if you don't fancy the 25 minute walk.
All in all i was delighted with my stay in the hotel and would definitely recommend this to others.
Terrible and damp basement room with a broken door lock, horrible smell, and poor condition overall. The television cable was cut, the private toilet was a shared, dirty toilet down the corridor and the shower was unusable (the gaps were hanging out of the wall). The walls are thin, I had a window looking into the hallway, and the place felt like a dive with the owners clearly just pocketing the money and putting into their own pockets, with no investment in maintaining the place. Wouldn’t recommend for business or leisure. Was extremely uncomfortable and would rather sleep under the rail bridge than here again.

I liked it was near the city centre. I didn't like the noisy front window (garbage keeper, pub)
Budget stay. Not my cup of tea. The place was very dated. My room was in the basement, but it did have a window that looked up into a courtyard. The host was super accommodating and very nice and promised that the four keys that I had to keep track of would be eventually replaced with an updated card system.
The owner was very helpful, and met us at the property, even though we were early. He responded well when we messaged him. The room was nothing fancy, but good value for the money. The main issue we had was location. It was right across the street from a bar, and since our room was right beside the street, it was a bit noisy outside and in as well, till things calmed down.

Rooms below ground level , you could smell the damp. All locks liked they were going to come away in your hand. TV aerial was a naked cable with some blue tack on the end, did not connect to TV so unable to use TV
Even though during booking there was statement that room has private bathroom, toilet was on the second floor (room on the 1) and shower in opposite from the room part of the first floor, room was cold and not spotlessly clean, it's noisy every time when someone going down and up stairs.
For the price point of the property you have to go in with certain expectations, I had these expectations altered during my stay, the room was clean, the bed was comfy and the host was very kind and helpful. I specifically stayed in the Double Room with King Bed and ensuite and cant fault anything.
