River’s Edge is a bright, two story condo in the forested Snowater community, surrounded by evergreens near the Nooksack River and the Mt. Baker-Snoqualmie National Forest.
Soaring south facing windows fill the great room with natural light, while the gas fireplace creates a cozy place to settle in after skiing, hiking or exploring the mountains. With two bedrooms, two full bathrooms and space for four guests, River’s Edge is an inviting basecamp for couples, friends and families traveling with children age five and older.
Dogs are welcome too, so your four legged companion does not have to miss the adventure.

THE SPACE
The main living level has an open kitchen, dining area and comfortable great room, making it easy to prepare meals while remaining connected with the rest of your group.
Gather around the gas fireplace after a day on the mountain, enjoy a quiet evening indoors or step onto the balcony for a breath of fresh forest air.
The condo also includes an in-home washer and dryer, making longer stays and wet-weather adventures much easier.

Please note that the upper king sleeping area is loft-style and opens visually to the great room below. It is not a completely enclosed bedroom, so sound may travel between the upper and lower levels.
SNOWATER AMENITIES
Guests have access to Snowater’s extensive shared recreation facilities, including two heated indoor pools, hot tubs, a sauna, fitness room, billiards, table tennis and indoor sport courts.
Outside, enjoy tennis and pickleball courts, picnic areas, playgrounds and walking paths throughout the community’s forested grounds near the Nooksack River.
Snowater is approximately 30 minutes from Mt. Baker Ski Area, making River’s Edge an easy year-round home base for skiing, snowboarding, hiking, mountain biking and scenic drives.
DOG-FRIENDLY DETAILS
Up to two dogs are welcome with a fee of $35 per dog, per night. Snowater does not permit pets inside its shared recreation buildings, pools or common indoor facilities.
A FEW HELPFUL DETAILS
• Maximum occupancy is four guests.
• Due to the open loft design and interior heights, the condo is best suited to adults and children age five and older.
• Air conditioning is not available under Snowater community rules.
• Four community EV chargers are available for $10 per charge and must be arranged with the Snowater office.
• Snowater amenities are shared and subject to community hours and operating rules.

Guest Access:
Guests have access to the whole condo and the Snowater Resort's amenities and grounds.
After a full day of skiing or exploring the trails, unwind with a soak in the hot tub or take a dip in one of the two heated indoor pools. Guests can also enjoy the resort’s tennis courts, pool table, sauna, fitness center, squash courts, adult lounge, outdoor BBQ areas, and nearby walking paths. Other Things to Note:
**Technology, Wi-Fi & Cell Service**
Snowater Condos currently have DSL internet, typically ranging between 1–5 Mbps depending on usage, weather, and service conditions. High speed fiber is expected in the future but is not currently available inside the condos.
Both Snowater clubhouses offer high speed Starlink internet, which can be a helpful option for guests who need stronger connectivity for remote work, video calls, streaming, or larger downloads.
The home includes free WiFi and a smart TV for streaming your own subscription channels. Cell service can be limited in Glacier and the surrounding mountain communities depending on your carrier. We recommend downloading driving directions, check in instructions, trail maps, and entertainment before arrival. Rural service interruptions are outside of our control, and we do not offer refunds or discounts for WiFi outages, speed, or service disruptions.
**Mountain Living, Wildlife, Weather & Local Area Notes**
This home is located in a lush mountain rainforest near the base of Mt. Baker, surrounded by towering trees, fresh air, wildlife, and changing mountain weather.
Because this is a rural mountain environment, we share the area with forest critters large and small, including ants, bats, mice, raccoons, bears, and bobcats. Please help protect the home and local wildlife by keeping doors closed, storing food indoors, and never leaving food, coolers, or garbage outside.
Mountain weather can change quickly. Please come prepared for rain, snow, ice, freezing temperatures, and changing road conditions. In winter, we strongly recommend a 4-wheel drive or all-wheel drive vehicle, as roads and driveways can be challenging.
Power outages and regional service interruptions can happen due to storms, snow, wind, falling trees, or other mountain conditions. These situations are outside of our control, and we do not offer refunds or discounts for loss of power, internet, or weather-related conditions.
Large grocery runs are best done in Bellingham before heading up the mountain. Local markets and restaurants are limited and may have seasonal hours.
