The condo has its own pool, sundeck, barbecue, gym and a large underground parking.
The Space:
The apartment comes with a fully equipped laundry room (washing machine and dryer), a large open space with kitchen (microwave, electric grill, coffee machine, fridge and all you need to cook). Dining table and sofa.
Main bedroom with walk-in closet and a king size bed (200 cm x 180 cm). Second bedroom has two double beds (130 cm x 180 cm).
The apartment has two bathrooms and sofa bed in the living room size of a double bed (130 cm x 180 cm).
Balcony to enjoy the sunrise or the breeze of the evening.
If you rent a car or you come with your own car the apartment has its own parking lot in the underground parking.
Please do not forget to enjoy the swimming pool or the gym!

We handle Self-Check-In. This means that we give you an access code so that you can enter the accommodation at the time you want (within the established schedules), in order to facilitate your check-in and to avoid waiting, since we do not have permanent staff working in the accommodation. However, we will be available for anything you may need during your stay.
The Neighborhood:
The building is located on the famous Tulum Av., it’s really easy to catch a taxi to move in any part of the city. Less than ten minutes walking you’ll find a supermarket, the ADO bus secondary station (with buses to Playa del Carmen, Tulum, etc..), the Galenia Hospital (Fertility Center Cancun) and the Las Americas mall (where you can catch the public transport to the beach).
Getting Around:
The apartment has its own free parking lot in the underground parking and small free parking outside of the building.
The public bus stop is 7 minutes walking. From Las Américas shopping mall, take the bus to “CRUCERO”, get off at the City hall (Palacio municipal) cross the street and take Route 1 or Route 2 to Hotel Zone (Zona Hotelera).
By the Ibis hotel there is an ADO bus secondary station with buses to Playa del Carmen, Chichen Itzá, Tulum, Xcaret, etc.
Distances:
- 15-20 min away by car from Cancun Airport (out of the city)
- 14 min away by car to Isla Mujeres ferry at Puerto Juarez.
- 7 min away walking to Las Américas shopping mall.
- 5 min away walking to Superama by WalMart (Supermarket) and ADO bus secondary station.
- 4 min away walking to Galenia Hospital (Fertility Center Cancun).
Other Things to Note:
Despite the advantages of being on a main avenue, it is important to mention that there can be noise due to traffic and construction in the area and in the adjoining building. Prices and cancellation policies reflect this situation.

CONDOMINIUM RULES
-Do not shout in hallways or in the common areas of the building.
-Keep the sound at a reasonable volume so as not to disturb the neighbors inside the apartment and balcony.
-Do not damage the furniture in the common areas.
-Only the number of guests indicated in the reservation are allowed.
-Smoking is not allowed in the apartment.
-Drugs are not allowed inside the apartment.
-It is important to take care of all objects inside the studio, try not to break any of them. There will be extra charges for any lost or broken objects, damaged towels and sheets. We understand that accidents may occur, but we believe in the importance of being honest and taking responsibility for your actions.
Before your arrival, we will request a photo of the identification of each of the guests who will be staying, as well as the signature of the condominium regulations. This helps us maintain a harmonious coexistence with the neighbors and comply with the building's rules.
It is likely that you will encounter birds, raccoons, local dogs, and other small animals during your stay (geckos, spiders, scorpions). We ask you to respect them; we take great care of the environment and we are the ones who are invading their habitat. To help avoid this, we recommend not leaving open food outside.
Your reservation includes a cleaning before your arrival and another after your departure. Additionally, we provide basic welcome amenities, such as toilet paper, shampoo, soap, and other essentials. If you desire additional cleaning or replenishment of amenities during your stay, we can gladly assist you for an extra cost.
For the proper functioning of the air conditioning, we ask you to keep doors and windows closed while it is on and not to adjust the temperature below 21°C, as this could affect its operation during your stay.
