We handle Self-Check-In. This means that we give you an access code so that you can enter the accommodation at the time you want (within the established schedules), in order to facilitate your check-in and to avoid waiting, since we do not have permanent staff working in the accommodation. However, we will be available for anything you may need during your stay.



The Neighborhood:

The building is located on the famous Tulum Av., it’s really easy to catch a taxi to move in any part of the city.

Less than ten minutes walking you’ll find a supermarket, the ADO bus secondary station (with buses to Playa del Carmen, Tulum, etc..), the Galenia Hospital (Fertility Center Cancun) and the Las Americas mall (where you can catch the public transport to the beach).



Getting Around:

The apartment has its own free parking lot in the underground parking and small free parking outside of the building.



The public bus stop is 7 minutes walking. From Las Américas shopping mall, take the bus to “CRUCERO”, get off at the City hall (Palacio municipal) cross the street and take Route 1 or Route 2 to Hotel Zone (Zona Hotelera).



By the Ibis hotel there is an ADO bus secondary station with buses to Playa del Carmen, Chichen Itzá, Tulum, Xcaret, etc.



Distances:

- 15-20 min away by car from Cancun Airport (out of the city)

- 14 min away by car to Isla Mujeres ferry at Puerto Juarez.

- 7 min away walking to Las Américas shopping mall.

- 5 min away walking to Superama by WalMart (Supermarket) and ADO bus secondary station.

- 4 min away walking to Galenia Hospital (Fertility Center Cancun).

-Keep the sound at a reasonable volume so as not to disturb the neighbors inside the apartment and balcony.

-Do not damage the furniture in the common areas.

-Smoking is not allowed in the apartment.

-Drugs are not allowed inside the apartment.

-It is important to take care of all objects inside the studio, try not to break any of them. There will be extra charges for any lost or broken objects, damaged towels and sheets. We understand that accidents may occur, but we believe in the importance of being honest and taking responsibility for your actions.



Despite the advantages of being on a main avenue, it is important to mention that there can be noise due to traffic and construction in the area and in the adjoining building. Prices and cancellation policies reflect this situation.



Before your arrival, we will request a photo of the identification of each of the guests who will be staying, as well as the signature of the condominium regulations. This helps us maintain a harmonious coexistence with the neighbors and comply with the building's rules.



It is likely that you will encounter birds, raccoons, local dogs, and other small animals during your stay (geckos, spiders, scorpions). We ask you to respect them; we take great care of the environment and we are the ones who are invading their habitat. To help avoid this, we recommend not leaving open food outside.



Your reservation includes a cleaning before your arrival and another after your departure. Additionally, we provide basic welcome amenities, such as toilet paper, shampoo, soap, and other essentials. If you desire additional cleaning or replenishment of amenities during your stay, we can gladly assist you for an extra cost.



For the proper functioning of the air conditioning, we ask you to keep doors and windows closed while it is on and not to adjust the temperature below 21°C, as this could affect its operation during your stay.

This was the best apartment I’ve ever stayed in on any vacation I’ve been on. It was cozy, comfortable and made me feel right at home. We had tea, seasonings, coffee, pots and fresh water complimented by lots of fresh towels. There is even a washer and dryer free to use inside the unit. Two bathrooms, a comfortable bed and smart TV’s made evenings relaxing much easier and more welcoming. This unit is located close to the hotel zone with only a 15 minute travel time in an Uber or transit available nearby. Highly recommend staying here! -Couple from Toronto

Overall review

Property met our needs, great location and walkable to many great restaurants and grocery stores and coffee shops and any questions we presented were promptly answered from Miguel and the team. My only recommendation would be to have some shading by the pool such as umbrellas by the tables and around the pool area and a few more chaise lounges.
