This is the Unit 1 of this duplex barn(Left side Unit when facing the Barn from driveway) and is a true gem, seamlessly combining the rustic allure of its century-old roots with a fresh, funky twist on barn-style living. Completely renovated in 2024, this space radiates modern elegance while preserving its rich history and character.

** The famous Esopus creek flows by and through our property. Swim, Fish in the lake or in the Creek. Please check local licensing for information **

** PETS are allowed with permission. Please advise the owners before bringing pets. They must be leashed at all times outside, not left alone in the unit and stay off the furniture **

*THE LOFT*
The rustic charm of reclaimed wood, the soaring ceilings and farm decor offer a place to relax and have some fun – whatever you need it to be! The space has two twin beds and entertainment. You can laze around after a day of hiking, fishing or shopping!
*THE LIVING ROOM*
Almost 10 ft of glass gives you views of the mountain and water all day. You can get lost in it while drinking your morning cup of coffee. Start the say right, relaxing! The rough-hewn hemlock boards were brought to life, celebrating the tanning (hemlock) history of the property and this once working Barn. Absorb the tranquility of the mountains and private lake. You may never want to leave this charming sanctuary that feels like home.

A small but artfully designed kitchen with granite countertops and stainless steel appliances contains everything you need to spend your time with us.

A warm and comfy barn feel with a memory foam cloud mattress. The century old Barn door recovered from this very property was repurposed as the headboard. Lose yourselves in a good book or just daydream - we don`t ever judge! :)
A Dutch Farm with windmills crafted in the old-style tiny tile mosaics (the same fashion as historic NYC Subway stations) adorns the wall. This was recovered from a NYC Brownstone being demolished and it was repurposed in our space.
*BEDROOM 2 - 1 Queen Bed and 1 Twin Bed*
Celebrating almost 2 centuries of history of the Victorian Inn, this bedroom proudly features it`s salvaged tin ceiling tiles that were crafted into the headboards for the queen and twin beds with their memory foam cloud mattresses.
*THE LOFT - 2 Twin Beds*
Climb into this beautifully renovated barn loft space! The spiral staircase came from a southern Pennsylvania Amish FarmHouse, originally designed and built by amish craftsmen. This classic barn boasts century old hand-hewn exposed beams and modern amenities for the ultimate getaway. Unwind in the cozy living space, complete with a TV for entertainment. Go ahead and feel like a child again with this “Eagle`s Perch” - You may even occupy this yourself and leave the kids downstairs!

*DECK*
Enjoy the private lake and the mountain peaks that are all around you.
** There is NO smoking or vaping inside. No parties or events. No fireworks on the property. Failing to follow house rules may result in you being asked to leave. **

While we are not on the property all the time, we are just a message and phone call away. This is a century old Barn. While we made every effort to renovate every part of the structure to make it safe for guests, we took care to preserve and maintain the character. The floors will not be straight and the building might creak. To preserve the character and period specifics, the century old timber beams are left exposed. They are not sanded smooth. They will be rough and handling them might cause splinters.
** This cottage is part of `Valleywood Acres Inn and Cottages` there will be other guests in the cabins/units on the property
** The parking is for 2 Cottages. You can park on the grass next to the building as 18 acres of the ground belongs to the Valleywood Acres Inn and Cottages.
** Lady bugs love the houses in Big Indian in the winter, we do everything possible to keep them out but they do try to get in and enjoy the warmth.
** Please be aware this is the mountains. There will be bugs and critters. Sometimes deer roam about or the geese and ducks stop by the lake. We love our wildlife and expect that our guests are kind and let them be. If you are really lucky you`ll see our family of eagles soaring around.

Q: Is there heat and AC?
A: Yes! Thank goodness
Q: Is there a washer/dryer?
A: No
Q: Is there a Grill? What type is it?
A: Yes, it is propane.
Q: Can we swim in the lake?
A: Yes, it is a freshwater lake fed by Esopus creek, but you swim at your own risk. There is NO lifeguard on the property and please wear protective footwear.
Q: Can we use the kayaks/boat?
A: Yes, we have kayaks for personal use that guests can use, but at your own risk.
There is NO lifeguard on the property.
We do not offer life-jackets - you have to provide your own.
The Kayaks will be out Mid-May to end of September as water temperature can get pretty low.
Q: Is the kitchen fully equipped?
A: Yes! 20" propane Range, cutlery and dishes, basic pots and pans, small fridge
Q: Why no kitchen/dish sponge?
A: We use Dish cloth for hygiene as they can be sanitized but sponges can not
Q: Are there more towels?
A: For 3+ day stays, contact us and we will have innkeeper drop off additional towels.
Q: Is there a coffee maker?
A: Yes, a single serve Keurig with a starter pack of coffee and tea.
Q: Where are the kayaks/Paddle Boat?
A: By the lake. If not there, please contact us
Q: Are there firewood for fire pit?
A: You have to supply your own. Local stores and gas stations have them in plenty
Q: What is a Duplex?
A: A duplex is a building with two separate living units that share a common wall. Nothing is shared between the units except the driveway. Each unit has its own entry, part of the deck etc.
Q: Is there a trick to the oven?
A: These are propane range so you need to turn the knob to "Light" so igniter can light the oven, then turn it to the desired temperature. See, there is nothing to it :)
Q: Is there an EV Charger? Is It free?
A : Yes there is an EV Charger - Level 2 Tesla Charger with SAE j1772.
No - it is not complimentary. You have to pay $30 to charge
Q: Is this facility pet friendly? How many are allowed?
A: Yes, we are pet friendly. Maximum of 2. There is a pet fee - please see reservation
Q: Nearest Grocery shop or Snack Shop?
A: Fleischmann's (6 miles) has a small grocery store and snack shop.
Phoenicia (11 miles) larger grocery shop.
Boiceville (17 Miles) has a large IGA.Kingston (28 MIles) has big chains
RULES:
-NO PARTIES OR EVENTS unless have consent from the owners
-NO SMOKING and no recreational or illegal drug use whatsoever on the property
-PETS are allowed with permission. Please advise the owners before showing up with your pets. Our pet must be leashed at all times outside, not be left alone and must not be on the furniture. Any damage caused to the property will be recovered from the guests. No exceptions.
-Please DRIVE SLOWLY and carefully through the property and watch for playing kids
-Any evidence of smoke in the home after check out will be subject to a $1000 fine and any guests found to be partaking in illegal drug use while still inhabiting the home will be removed immediately, no refund will be issued and possible legal ramifications will ensue
-Please respect the neighbors and their property boundaries and respect the quiet times after 10:00 PM. Repeated noise complaints will result in removal from property with no refund
-Report damages and anything in non-working condition. Thank you!
-We have provided make up remover facecloths for each unit. Please use those and not the towels so they don’t get ruined.
-Guests are required to lock all windows and doors before they depart
