✖️ think this is Amsterdam, it`s not. Abcoude is very close to Amsterdam, but it`s very quiet and peaceful.

⚠️ IMPORTANT
There is apple TV but you have to log in with your own account.

We use a geothermal cooling system to keep the house cool during the summer. No traditional A/C. During the winter there is an extra electric heater available.

Groups of friends are welcome if they are willing to respect our house rules. This is absolutely not a place to party.

Train or airplane noise is minimal, but light sleepers may find earplugs helpful.

📍 LOCATION

The farmhouse is situated just outside the small and very authentic village Abcoude. The beautiful surroundings are very unique considering the closeness to Amsterdam. You can go for a nice walk alongside the river towards the windmill. From the Holiday house you have a beautiful lookout over the green field were you see cows, sheep, ducks, swans and all kinds of birds. Its a 15 minute walk to get into the center of the village were you find two supermarkets, nice small shops and some restaurants.

If you want to go to Amsterdam I recommend you to take the train. Its a 15 minute walk to the train station and in 18 minutes you are at Amsterdam central station. There is a ticket machine at the station and you can check out train times at the app 9292.

Next to the Holiday house we have two more (smaller) guesthouses. So it’s possible to rent more space if you want. This also means that we ask you to consider the other guests especially when you are arriving late at night.

📋 HOUSE RULES
- No smoking, vaping or e-cigarettes in the house
- Possession or use of drugs in general and/or illegal substances is not permitted
- Silence between 23:00 and 08:00 since we have more guests on the farm
- Partying in/around the house is prohibited
- The number of guests specified when booking may not be exceeded without the host`s permission.
- Leave the house neat and tidy. The accommodation must be left free of rubbish upon departure.
- Report damage
- No smoking
- No drugs
- Silence after 22:30 since we have more guests on the farm
- Be careful with the key, if you lose it we have to charge you €30 to compensate the costs
- It`s not allowed to sleep on the couch
