Back Nine Retreat is a spacious 5-bedroom, 4-bath mountain retreat in Alto, just minutes north of Ruidoso. Overlooking the 9th fairway and pond at Kokopelli Golf Club, this beautifully appointed property features a single-level four-bedroom main house, a completely detached casita with a fifth bedroom and dedicated game room, inviting indoor and outdoor gathering spaces, and peaceful golf course and pond views.

Thoughtfully designed for families and friends traveling together, Back Nine Retreat comfortably accommodates up to 10 guests, including 8 adults and 2 children. With generous shared living spaces and a separate casita featuring a twin bunk room, everyone can enjoy time together while having room to spread out.

ARRIVAL & MAIN LEVEL
A gravel circular driveway, side driveway, and rear gravel motor court provide convenient parking for up to 5 vehicles. Just two steps lead from the front parking area to the main entrance, providing easy access to the main-level living spaces and bedrooms.

Inside, the open living, kitchen, and dining areas create a welcoming setting for gathering and entertaining. Exposed beams and warm wood ceilings bring character to the living space, while comfortable furnishings, a double-sided wood-burning fireplace, and a large Smart TV with TDS cable invite guests to settle in and unwind.

The fireplace opens to both the living room and kitchen/dining area, creating an inviting atmosphere throughout the shared spaces. Central heating and air conditioning provide year-round comfort in the main house.

The entire four-bedroom main house is arranged on one level with no interior stairs.

The spacious, well-equipped kitchen features stainless steel appliances, an electric range, generous preparation space, and a dedicated coffee station. Whether preparing a leisurely breakfast or gathering for dinner after a day exploring Ruidoso, the kitchen and dining areas offer plenty of room to enjoy time together.

The casita has its own heating system and a window air-conditioning unit.

OUTDOOR LIVING
Back Nine Retreat`s outdoor spaces are designed to make the most of its peaceful Alto setting and views overlooking Kokopelli Golf Club`s 9th fairway and pond. The main house`s uncovered rear deck and the casita`s covered patio provide inviting places to enjoy the fresh mountain air and surrounding scenery.

The main house opens onto an uncovered rear deck with outdoor dining for 6 and a propane gas grill. Accessible from the kitchen, laundry area, and primary suite, the deck offers a comfortable setting for outdoor meals and relaxed afternoons.

Across the gravel motor court, the detached casita features a covered gravel patio with comfortable outdoor lounge seating overlooking the golf course and pond. It`s an inviting place for morning coffee, afternoon conversations, or watching for wildlife in the surrounding mountain landscape.

LOCATION
Back Nine Retreat is located within the peaceful Alto Lakes community, overlooking the 9th fairway and pond at Kokopelli Golf Club, while remaining convenient to Ruidoso`s dining, shopping, recreation, and year-round attractions.

Nearby favorites include Spencer Theater for the Performing Arts, Ruidoso Winter Park, Ski Apache, Grindstone Lake, Midtown Ruidoso, Inn of the Mountain Gods, and Ruidoso Downs Racetrack.

MOUNTAIN TRAVEL AND WEATHER
Mountain weather and road conditions can change quickly, particularly during winter. Guests should monitor current conditions and travel with an appropriately equipped vehicle.

Travel insurance is strongly recommended, particularly for holiday reservations, longer stays, and winter travel. Coverage may provide protection for qualifying circumstances that fall outside the property`s cancellation policy.

GOOD TO KNOW BEFORE BOOKING
- Maximum occupancy: 10 guests, including children. The main house accommodates up to 8 adults, and the casita`s twin bunk room is best suited for 2 children.
- Primary renter must be 25+ and remain at the property throughout the stay.
- Maximum parking: 5 vehicles. All vehicles must be parked on the property; no roadway parking.
- No pets, except service animals as required by applicable law.
- No smoking or vaping inside the home.
- No parties, events, or unauthorized gatherings.
- No RVs, trailers, or campers.
- Quiet hours: 10 PM - 8 AM.
- Outdoor campfires and fire pits are prohibited at short-term rental properties.
- Firewood is not provided for the indoor wood-burning fireplace.
- Children must be supervised on outdoor decks and around the fireplace.
- Alto Lakes Golf and Country Club, The Outlaw, and Kokopelli Golf Club are private clubs, with access to their facilities and amenities reserved exclusively for property owners.

GUEST VERIFICATION AND SCREENING

GUEST RENTAL AGREEMENT
A signed Guest Rental Agreement is required prior to check-in and contains the complete terms, conditions, House Rules, and property disclosures.

Compliance with House Rules, community regulations, and local ordinances is required throughout your stay. Significant or repeated violations may result in termination of the reservation without refund, in accordance with the Guest Rental Agreement and applicable booking platform policies.

OCCUPANCY AND QUIET HOURS
- Maximum occupancy: 10 guests, including children.
- No parties, events, or unauthorized gatherings.
- Quiet hours: 10:00 PM - 8:00 AM. Sound carries easily in mountain communities, so please keep outdoor conversations, music, and other noise at a respectful level.

PARKING
- Maximum parking: 5 vehicles. Parking in the motor court between the main house and casita is preferred.
- No trailers, RVs, or campers permitted.
- All vehicles must be parked within designated areas on the property. Parking on Alto Lakes roadways is prohibited.

ALTO LAKES COMMUNITY
- Alto Lakes Golf and Country Club, The Outlaw, and Kokopelli Golf Club are private clubs, with access to their facilities and amenities reserved exclusively for property owners.
- The property overlooks Kokopelli Golf Club`s 9th fairway and pond. Guests may not cross the property boundary or enter the golf course or pond area.
- Please respect neighboring properties and community rules throughout your stay.

PETS, SMOKING AND FIRE SAFETY
- No pets are permitted, except service animals as required by applicable law.
- No smoking or vaping inside the home, including marijuana.
- Outdoor smoking requires extreme caution and may be prohibited during fire restrictions. Never discard smoking materials on the property, driveway, or from the decks.
- Outdoor campfires, fire pits, and fire tables are prohibited at short-term rental properties.

CARE OF THE HOME
- Children must be supervised on decks, stairs, and outdoor areas, including around the main house and casita.
- Please keep food and colored beverages out of the bedrooms to help protect bedding, carpets, and furnishings.
- Please do not move furniture for your safety and to prevent damage.
- Please use the wood-burning fireplace, propane grill, game room equipment, and other amenities responsibly.
- Please do not start a fire in the wood-burning fireplace on the day of departure. Firewood is not provided.
